Septic System Install Permit Request
Design Narrative
This is a design narrative for a permit to install an initial septic system and well to be issued for this property. Tile
proposed system will serve a proposed three-bedroom (3BR) house. Currently the lot is undeveloped. The surrounding
lots are served by private wells. The proposed system will not be within 100' of the proposed well on the subject property
nor within 100' of any wells on the surrounding lots.
I . Soils: One test hole was performed on this lot by PES in August of 2016, and groundwater was monitored for at least
seven days. Ground water was not observed at a depth of 14.0' below the surface in the test hole monitor tube after the
7 -day monitoring period. Bedrock was not encountered in the test hole. Based on the results of the percolation tests and
overall soils appearance; an application rate of 1.0 gallons/day/square feet was used for a conventional system in the area
of the test hole.
2. Soil Absorption System Design.
a. See Sheet 1 of the design package. No alternate reserve site is planned due to lack of suitable area for
placement. The alternate field is based upon a remove and replace of the existing field if needed.
3. Surface Water: There is no surface water within 100 feet of the proposed septic tank and drain field. The proposed
drain field will maintain at least 100 feet from all surface water.
4. Topography: The proposed system sits upon a graded ledge on the south side of the property. The ground to the
south of the proposed system slopes up at the property line at various grades from 100%± with some areas approaching
150%±. The ground to the north of the proposed system initially slopes at 1%-2% across the graded ledge for 32'± to the
approximate grade break. Past the grade break the slope initially starts at 50%± and then varies between 100%±. See
slope waivers.
S. Waivers:
a. Slope Separation: We request a separation distance to steep slope that is 25% or greater for the proposed
upgrade drain field. The ground to the north of the proposed drain field slopes down after the grade break at
approximately 50%-100%± and the system is placed 32.6' from crest of the slope. The proposed drain field will not
daylight prior to 50' from the leading edge of the upgrade drain field. The assumed HSG A 46% infiltration line is
calculated to daylight after 50'. An assumed HSG D 25% infiltration line is calculated to daylight at 34'±. We request
the separation distance be waived to 30.0'
The proposed installation will not affect the future development of the surrounding or existing lots. There are no wells
within 100 feet of the proposed septic location.

Recitals
WHEREAS, PETER NATHAN CARPENTER, is the present owner of that certain
real property more particularly described as follows:
Lot Four A (4A), Block One (1), SLEEPY HOLLOW SUBDIVISION, NO. 1, according to
the official plat thereof, filed under Plat No. 2001-157, Records of the Anchorage Recording
District, Third Judicial District, State of Alaska; and
WHEREAS, JON CARPENTER is the presentownerof that certain real property
more particularly described as follows:
Lot Three (3), Block One (1), SLEEPY HOLLOW SUBDIVISION, NO. 1, according to the
official plat thereof, filed under Plat No. 73-84, Records of the Anchorage Recording District,
Third Judicial District, State of Alaska; and
WHEREAS, TIM MAUS and ANNA MAUS are the present owners of that certain
real property more particularly described as follows:
Lot Two (2), Block One (1), SLEEPY HOLLOW SUBDIVISION, NO. 1, according to the
official plat thereof, filed under Plat No. 73-84, Records of the Anchorage Recording District,
Third Judicial District, State of Alaska; and
WHEREAS, DUSTEN R. LYON, is the present owner of that certain real property
more particularly described as follows:
Lot One (1), Block One (1), SLEEPY HOLLOW SUBDIVISION, NO. 1, according to the
official plat thereof, filed under Plat No. 73-84, Records of the Anchorage Recording District,
Third Judicial District, State of Alaska; and
WHEREAS, a shared driveway now exists over and across the above described real
properties providing ingress and egress for the properties to the existing access roadway; and
WHEREAS, the parties herein desire to grant a perpetual easement over and across
their properties to provide for the continued use of the driveway for the benefit of the
properties described above.
NOW, THEREFORE, for and in consideration of the covenants and conditions set

I. A perpetual easement as more fully set forth on the attached drawing is
hereby created over and across the properties providing access for said properties to the
existing roadway.

2. Said easement shall be for purposes of ingress and egress to the subject real
properties by the owners, invitees, assigns and successors in interest of the properties. This
easement shall run with the properties described herein and shall be a benefit to and binding
upon the undersigned and any person(s) who shalt hereafter acquire title to said properties.
3. This Easement shall become effective on the date it is recorded, shall run
with the land and shall inure to and be for the benefit of all owners and future owners of the
subject real properties.
