Ref: Documentation of "Bootleg" Septic System and Waiver Request - Hillside North Addition #9; Lot 4 To whom it may concern: The existing 1-bedroom house is served by a private well and septic system. The septic system was installed in 2016. The MOA did not issue a permit for the installation, and the installation was not inspected/documented by an engineer. Based upon receipts provided by the owner, a statement (attached) from the contractor that installed the system, and a limited investigation by Garness Engineering Group Ltd (GEG), it appears that the system consists of a 1,000-gallon steel tank and a 30-foot long deep trench with at least 4 feet of effective depth. GEG also performed a soil investigation to confirm the soil profile, groundwater depth, and percolation rate. The system appears to be sized adequately for one bedroom and has adequate vertical separation to groundwater and impermeable soils or bedrock. Attached are the record drawings. Based upon our limited investigation, the drainfield monitoring tube is 46-inches (edge to edge) from the closest concrete pile (Sonatube construction) for the deck/porch. The drainfield appears to be 5+ feet from the steel piles for the house foundation. Per the owner, the steel piles are driven to a depth of 20 feet and the concrete piles for the deck/porch are installed to a depth of 8 feet. Given the reported depth of the piles and the depth of the drainfield, it is reasonable to believe that the drainfield will not have any adverse impact on the foundation of the home; therefore, we request a waiver be granted to allow for the existing encroachments (3.5+ from foundation to drainfield). We are unaware of any adverse impacts this installation would have on adjacent wells or septic systems. If you have any questions, please contact us at 337-6179. Thank you for your assistance. The proposed system will serve a proposed four-bedroom (4BR) house with a one-bedroom (1BR) ADU, for a total of five bedrooms (5BR). Currently the lot is undeveloped. This lot and the surrounding lots are served by private wells. There are no wells within 100' of this system. Soils. One test hole was performed on this lot by PES in June of 2016, and groundwater was monitored for at least seven days: Ground water was not observed to a depth of 18' below the surface in the test hole monitor tube after the 7-day monitoring period. Bedrock was not encountered in the test hole. Based on the results of the percolation tests and overall soils appearance; an application rate of 0.g gallons/day/square feet was used for a conventional wastewater system in the area of the test hole. 2. Soil Absorption System Design, a. See Sheet I of the design package. 3. Surface Water: There is ne surface water within 100 feet of the proposed septic tank and drain field. The proposed drain field upgrade will maintain at least 100 feet from all surface water and drainage ditches. 4, Topography:The proposed system sits at the top of a small knoll near the proposed house. To one side the slope is approximately 45% and to the other the slope is approximately 12%. See slope waiver request. The soils in this area are typically Hydrologic Soils Group A which contains organics underlain by gravel and sand. PES conducted a percolation test on the proposed lot and foumd a percolation rate of three point five minutes per inch (3.5 mpi). The soil composition and percolation fate confirms the soil classification of HSG A. Due to the nature of and drainage capacity of the soils found in the area (HSG A) the designed infiltration line of 45% for septic system installation on steep slopes should be used instead of the assumed/worst case soil classification infiltration line of 25%. The slopes and soil types enable installation of any conventional system without the system effluent 'daylighting' further down the slope of the hill provided bury depth requirements are met. The reported results describe the condition of the system/s on the date/s of the evaluation. Separation distances were measured to readily identifiable features. Hidden defects or encroachments may exist that were not identified during the evaluation. The operational life of all wells and septic systems depend upon a variety of variables, including (but not limited to) soil conditions, groundwater levels (that may fluctuate during the year), quality of construction (materials and workmanship), and the water usage of the family utilizing the system/s. These conditions can vary, and are outside the control of GEG.
