THE FOLLOWING IS A DRAINAGE ANALYSIS ON THE ABOVE REFERENCED
PROPERTY.
S & S Engineering on behalf of the property Owner's has
submitted a Preliminary Plat to subdivide the above referenced
property into two lots
The drainage pattern within this lot follows the existing
slope which runs predominately Southwest. The subdivision and
development of this property will not change the existing
drainage pattern.
Currently drainage from Northern properties is carried down
Alpenglow Drive away from the above referenced property.
There will only be one access off of Alpenglow Drive. The
construction of this driveway will not affect the drainage on
Alpenglow Drive.
Ten years ago drainage from Eagle River Road came across this
property. When Eagle River Road was constructed the drainage
was diverted approximately one-quarter of a mile down Eagle
River Road.

S & S Engineering submitted a Preliminary Replat of the Hamann
Subdivision, Lot 5, to your office on the January 23, 1992.
Test holes were dug on January 24, 1992, and seven day Ground
Water Monitoring was performed. The attached copies are the
results attained from those test holes.
Attached you will find four copies of the Soils Reports which
S & S Engineering has prepared for the above referenced
property.

Dear Mr. Weaver,
When the referenced subdivision plat was approved in 1992, a note was
placed on the plat which prohibited direct vehicular access to
Alpenglow Drive. The reasons for this note are unknown since
visibility on to Alpenglow is good, traffic is extremely light on
Alpenglow and to our knowledge, there is no regulation prohibiting two
accesses.
Historically, (primarily during construction) access to lot 5B during
the winter months has been via Alpenglow. Egress from lot 5B during
the winter months is primarily via the cul-de-sac at the end of
Clearing Drive. This traffic pattern is dictated by the ice and snow
conditions and the topography of the lot. It is the only way our
vehicles can enter onto and exit from the property.
Access and egress during the s~LCaer months, when snow and ice are not
factors would be primarily via the existing driveway onto Alpenglow.
This will substantially reduce dust and congestion in the cul-de-sac
at the end of Clearing Drive. Property owners on this cul-de-sac have
requested that any measures we could take to reduce the dust would be
greatly appreciated. In addition, construction materials are
currently being stored in this cul-de-sac and other construction
activities are anticipated for years to come.
Ted Garten, Dept. of Public Works Traffic Engineering Division and
Zoning Enforcement has stated in our preliminary discussions and after
a site visit that they will support the removal of the plat note
restricting access from Alpenglow.
