Park Estates Septic System Upgrade Record Drawings Dear Mr. Roth, Following this cover letter is a set of two sheets of the original design drawing set, showing record drawing changes, taken from notes and measurements made on site by the contractor, Mr. Ed Sanderson, and the observing engineer, Mr. Carl Abrams. As you are aware, the contractor encountered a layer of poor soils during excavation for the trenches as originally designed, and the modifications shown were made to accommodate the unacceptable soils. The contractor was able to excavate through the poor soils to a layer of sandy soil which met the standards of the original design. As this site is under an escrow agreement, I would greatly appreciate it if you would expedite the approval process as much as possible, to allow the contractor to be paid for this work. Park Estates Record Drawings Dear Mr. Roth, Following this cover letter are two sheets showing Record Drawing changes which reflect information received from my engineer on site, and the contractor. Swing ties have been shown to 3 of the four pipe corners of the bed system, to the Bull Run Valve and to each of the septic tank cleanouts. I will forward a copy of these Record Drawings to the new homeowner, along with a letter describing the impodance, and use of the Bull Run Alternating Valve. As you are aware, from talking with Carl Abrams, my representative for the required inspections, the soil grades from average to poor as the lot is traversed to the south. This is probably why the home to the south is on a holding tank. After excavation was begun, it was determined that the original design configuration could not be installed, and provide an adequate system. Both Mr. Abrams and the contractor, Mr. Ed Sanderson worked out the indicated solution. It is my opinion that this system will provide the same quality of service that the original design would have, could it be installed. The addition of the Bull Run Valve will afford the new owner the ability to alternate & rest each of the two systems in turn, and thereby extend the life of each. Park Estates Site Narrative The following site narrative describes the probable impacts of an on-site wastewater disposal system upgrade for the existing 4 bedroom home on the above noted lot, located in T12N, R3W, Sec, 26, This lot is located on the upper Hillside, 220 ft. north of De Armoun Rd., on Lupine Rd. It is situated in the well developed subdivision of Mt. Park Est. No. 2. The lot contains 0.46 Ac. More or Less. Access to this lot is directly off Lupine Rd., to the west. The house is situated in the approximate middle of the lot, dividing the lot east and west between the relatively cleared western portion, and the naturally vegetated eastern portion. The eastern portion is characterized by fairly thick growths of Alder, Birch and Willow, interspersed with mature White Spruce. The eastern portion of the lot is higher in elevation than the western part by as much as 8 feet. The general topography of the lot is a mild slope from the roadway at the eastern end, to the west lot line. The west of the lot shows less slope than that to the east of the house. This lot is bounded on the north, west and south by developed lots. The lots to the west are in Green Brook Sub., and are served by a community well. The lots to the north and south are served by individual wells and on-site septic systems. The lot is bounded on the east by Lupine Rd. To the east of Lupine Rd. are additional lots of Block 4 of this subdivision. The lot to the south, Lot 11 is served by a Septic Holding Tank. This fact gave rise to initial apprehension that the soil may be very poor, or an extremely high water table may be in effect, causing the lot to be unable to support an on-site absorption system. This did not prove to be the case when the DHHS files were reviewed, and a percolation test was conducted on Lot 10. Lot 9 appears to be somewhat lower than Lot 10. Lot 11 to the north is, in turn, somewhat higher in elevation than Lot 10, but only slightly. Therefore, it is inferred that run-off will travel approximately southwest across Lot 10. The slopes on Lot 10 are quite adequate to maintain run-off travel, and ponding on the lot is not forseen to be a problem. Run-off from Lot 10 appears to generally sheet drain toward the south of Lot 3, Block 1, Green Brook Sub. No changes of that pattern will be caused by the installation of the proposed system. Soils in the area appear to be characterized by 6 in. to 1 ft. of root mat and organics over 1 ft. to 4 ft. of Sandy Loam. Varying Layers of Silty Sand to very clean Sand underly these Loam strata, A layer of tight Silt with Sand exists from 5 ft. to 10 ft. below the surface, extending to unknown depths. The middle Sand layers appear to be best for soil absorption systems, with Perc rates in the 16 to 30 min. range. At present, the 100 ft. protective well radius for the well on Lot 10 is encroached on by the existing 1000 Gal. septic tank. This tank will be abandoned in place in accordance with all Municipal and State guidelines, and a new 1250 Gal. tank will be installed outside the well radius. Effluent was found to be static at the level of the distribution piping. Approximately 40 inches of black organic material was in the bottom of the trench. The as-built drawing for this existing system is in error. An inspection letter dated 7/7/78 by A.L. Renshaw Jr. appears to more closely describe the dimensions and extent of the system. The trench was found to have 9.6'7 ft. total depth, with 6.63 ft. of effluent present. Wells located on Lots 9 & 11 will be more than 100 ft. away from the proposed system, and will therefore not be adversely affected by its installation. All lots across Lupine rd. from this lot are higher in elevation, and have wells situated much more than 100 ft. from the proposed system. The annular space between the tube and the hole walls is filled with 3/8" pea gravel. Park Estates Subdiv. Bennie D. ~4artin, owner Dear Official: At the request of Mr. Martin, I visited the above referenced site at 4~45 PM, Friday, July 7th. I observed a trench 77 feet in length, 10 to 10½ feet deep, and averaging 2 feet in width. The ground sur- face is essentially level along the trench alignment (NNW-SSE). Exposed in the walls of the trench were three distinct soils units: Tan gravelly silty sand - from surface to variable depths of 4'- 9~. Brown silty sandy gravel - 2 to 3½ feet thick. ~' 1½' Gray sandy silt (dense) from bottom of trench to - - above the bottom of trench. The interfaces between these units are undulant, but nearly parallel, and each persists for the entire length of the trench. The upper-most unit is of low oermeability; the middle relatively high permeability; and the bottom ~nit of very low permeability. The middle unit was noted to be moist, particularily near the lower interface. At the northerly end of the trench water was seen to be seeping from this unit where it is closest to the surface. Seep- age from this unit had created three small puddles in depressions of the slightly irregular trench invert. Based uopn these observations and of the general vicinity, my conclusions are as follows: 1. That the trench bottom is not in near proximity to the water table. 2. Water within the middle unit has resulted from any or all of the following reasons, and will gradually dissipate: (a) Second wetest June on record. (b) Foundation excavation had accumulated rainfall and surface run-off causing concentrated percolation directly into the middle unit soils. (c) Wash water from water well drilling in progress by churn drill has contributed to (b) and appears to be directly responsible for the active seepage at the north end of the trench.
