Preliminary Plat Application
Lot 7C, Railbelt Subdivision
W.O. D55879
DOWL Engineers respectfully submits the attached preliminary plat application for Lot 7C, Railbelt
Subdivision. We understand that the plat will be reviewed as a "short" plat with final action taken by the
platting officer.
Existing Site
The properties subject to this preliminary plat are Lot 7A and 7B, Rallbelt Subdivision. This platting
action will eliminate the common lot line. This is really a reversion to acreage plat to undo the lots lines
established thrbugh the recording of Plat 84-455. The property is currently developed with a trailer on
Lot 7A with driveway access through Lot 7A to Carlisle Street. All utility services are provided on-site.
Proposed Development
Approval of this preliminary plat will allow construction to proceed on the Chugiak Seminary building
being proposed by the Church of Jesus Christ of Latter-Day Saints. This facility is currently under
design and will be submitted for a building permit in the near future. DOWL has completed a site design
which is attached for your review.
Drainage Analysis
The property subject to this platting action is vegetated except for the driveway and trailer location. The
proposed development will increase the impervious area resulting in a net increase of stormwater runoff
on the site. The proposed grading plan reflects that all drainage from the impervious areas will be
surface drained to low areas within the property. Surface waters will be allowed to percolate into the
existing F1 and NFS native soils.
