Per the contractor (ARM Septic services), the existing drainfield (installed in 1970) is in a state of failure and must be replaced. We are proposing to decommission the existing septic tank per UPC and install a new IM -1530 Infiltrator septic tank (to be used as STEP tank) with a deep trench type drainfield. Comments regarding the design are summarized as follows: 1. SOILS: See attached 1998 testhole by Garness Engineering Group, Ltd. for the lot to the south (Block 1, Lot 10), which shows the soil classification, percolation test and groundwater monitoring. The proposed drainfield will be outside of the testhole radius, however, the septic system on the subject property has existing for approximately 52 years. Given the size (only 252 ft') and age of the system, it is reasonable to believe that the soils are faster percolating soils. In addition, we are reducing the maximum depth of excavation to 8.5 feet, to add an additional (safety factor) for separation distance to groundwater. 2. DRAINFIELD DESIGN: See attached design drawing for drainfield specifications. 3. SURFACE WATERS: There are no surface water concerns. 4. WAIVER: We are requesting that your department issue a variance from the proposed drainfield and existing drainfield down to 5 feet, drainfield to lot line down to 1 -foot, proposed drainfield to slopes >25% down to 30 feet. Justifications for granting these waivers are as follows: • There does not appear to be enough room to install the proposed drainfield 12'+ away from the existing drainfield without encroaching on the well and foundation. • Only one drainfield will be in use at a time. • The field -to -field separation distance will be maximized during construction. The exact orientation of the existing seepage pit is unknown. It is assumed that a 5' separation distance is achievable. • The proposed drainfield encroaching on the lot line will not adversely impact the septic to the south. • The existing drainfield is surcharged and closer to the "steep slopes" than the proposed field. • Per conversation with the owner of the lot west of the subject property, they have never observed any weeping and/or daylighting of water/effluent from the slopes. • The proposed drainfield will be further than the existing field to slopes greater than 25%. • The exact location of the field on lot 7/8 is unknown. Per MOA records, the septic is located 10'+ from the nearest lot line and 100' from any wells. The well for the lot to the north was "tied in" by GEG and the approximate location is shown. ADJACENT SOILS: Soils information for adjacent lots were pulled. The information is listed below: • Holly Hills; Block 1, Lot 8 (North of subject lot) — Soils were classified as an SM -SP down to 14.5 feet with a percolation rate of 15 min/inch and groundwater at 16 feet. • Holly Hills; Block 2, Lot 4 (East of subject lot) — Soils were classified as a Sandy, Gravelly Silt, with a percolation rate of 15 min/inch and no groundwater encountered to 15 feet. • Holly Hills; Block 1, Lot 10 (South of subject lot) — Soils were classified as SM w/some ML and had a percolation rate of 6.7 min/inch and no groundwater encountered to 15 feet. • Holly Hills; Block 2, Lot 6A (Southeast of subject lot) — Soils were classified as GM/SM and had a percolation rate of 9.6 min/inch with no groundwater encountered to 17 feet. In short, the soils appear to be relatively consistent with groundwater below 15 feet and a percolation rate that would constitute an application rate of 0.8 for a trench type drainfield.
