The adjacent lots have well locations that prohibit unlimited use of the lot for any type of septic sytem. The wells on lots 1, 2A, 8B, and 7 require 100 foot separations and the well on lot 8C requires a 150 foot clearance since it is a class C well. Using these separation distances lot 8A would not have any feasible location for a system. Hence, the request for a variance to reduce the distance from the well on lot 8C to 120 feet. This distance would still meet Municipality of Anchorage separation codes. SITE CONDITIONS The topography of the area is fairly flat with a slight slope draining to the West. Little tree cover is present in the area which may have been removed by development. The subject lot is surrounded by developed lots used for private residents, except for lot 8C, which is semi-public used for a two-family dwelling. The lot fronts onto Maganzer Street, recently changed from Mallard Avenue. This street is surfaced with gravel and apparently has good drainage considering the lack of or poor ditches. No pollution was seen to contribute to the area from the road or other lots. SOIL CONDITIONS The subsurface soils condition are assumed to be similar to soils information taken from adjacent lots. This information reveals that the top foot or so is organic topsoil, followed by about 5 feet of inorganic silt and below this is a clean sandy gravel. The water table is located at about 12.5 feet, which creates problems for the installation of the drain field. The silt requires about 300 sq.ft, of absorbtion area per bedroom while the sandy gravel only requires 100 sq.ft. The drain field must be 4 feet above the water table and 4 feet below the surface, which puts the field half into "Professio.als workittg to desigtt attd build a better Alaska" the silt and half into the sandy gravel. The wells in the area only go to somewhere between 60 and 70 feet, and the well logs show the same material from the 5 foot to 60 foot depth as a clayey, sandy gravel and just sand and gravel below 60 feet. I doubt that there is clay in the material; what might have shown up was silt. But this does not agree with the septic system log as described earlier. Since most septic systems are more accurate in their loging procedure than visually inspected from well logs,~ I tend to feel that the material is more closely resembling a sandy gravel or gravelly sand. CONCLUSIONS The tendency of most individuals is not to waste developable land due to regulations. But it is necessary to consider the impact on our available water and the surrounding area. Lot 8A is located adjacent to 5 wells with the addition of a new well on itself. Considering the shallow wells, the high water table and the soil conditions, it appears that the water source for the wells may be only 4 feet below the septic drain fields in the area. However, this water must travel through a depth of 70 feet and horizontally over 100 feet. This should be adequate separation to insure clean well water. Proper lot planning done before any construction was started would have avoided the problem before it had begun. It is recommended that the variance be granted to reduce the separation distance required from 150 feet to 120 feet, and further recommended that the water be examined anually to determine the quality of the well water. This recommendation is based on the fact that the owner of lot 8A also owns lot 8C which is the most critical well in the area.
