Subject: Final Approval of Lots 124A, 124B Denali Subdivision (S-8479)
Dear Mr. Gordon:
As per our phone conversation of June 2, I have outlined the requirements
that need to be fullfilled prior to final plat signoff:
The results of a soils and percolation test on proposed Lot 124A must be
submitted to this department. This test must be performed in an area
proposed for on-site sewage disposal. The test hole must be monitored
for a period of 90 days for groundwater level. The results of these
tests must be submitted by a registered civil engineer.

Submit written authorization from the Eklutna Water Project of your plans
to cross the waterline easement with a private water service line connecting
the proposed well on the west half of Lot 124A and the proposed dwelling
on the east half. Provisions for possible repair or maintenance of
this private service line must be addressed.
3. Supply this department a copy of the final plat. Any changes in property
line boundaries from your original submittal must be noted.
Supply a site plan/as-built of any existing or proposed wells, structures,
driveways and septic systems in the proposed subdivision. These planned
or existing facilities can be overlayed (to scale) on a copy of the plat.

Dear Mr. GOrdon:
Your request for using the existing Alaska Power Administration (APA) easement
on lot 124A and lot 124B, Denali Subdivision, located in the SW1/4, Sec 9, T15N,
R1W, Seward Meridian, for a future sewer leach field site has been reviewed.
The APA has no objection for this type of use subject to the following criteria
and use as allowed in the current Right-of-Way Agreements.
Specially, permanent aboveground structures cannot be placed on the easement
and equipment used for anY development cannot come within 12 feet of the
115,000 volt transmission line or structures. APA must also have access at
all times to operate and maintain the electrical transmission line. Finally,
we request you provide APA at this office with an "as-built" drawing showing
the location of any underground facilities on the easement so we can avoid them,
if possible, during future maintenance jobs.

Dear Mr. Gordon:
Per the request of Wayne Taylor, Eklutna Water Project, the Anchorage
Water and Wastewater Utility has reviewed your request for encroachment
of conduits across the Eklutna Water Project pipe line easement and has
no objection subject to the following stipulations:
1. Crossings must be a minimum of 1 foot above or below the
water main.
2. Crossings must be at a right angle to the main.
3. The conduit must be commercial grade P.V.C. or equal.
4. The property owner is to coordinate with the Eklutna
Water Project contractor for installation.
5. Crossing locations are to be determined at the time of
Eklutna Water Project construction.
6. AWWU will be held harmless, now and forever, for any
damages or injury to any person or property as a result
of the proposed conduits.
7.Any AWWU facility damaged or destroyed as a result of
this structure will be repaired at no cost to AWWU.
8. Any costs incurred by AWWU for special construction
necessitated by this encroachment will be borne by the
property owner.
9. All applicable codes and regulations will be observed
and maintained within the public right-of-way.
10. This letter of non-objection will in no way preclude
AWWU from full use and enjoyment of its rights within
any portion of its right-of-way.
