Approval of the plat subject to: 1. Resolving utility easements and especially the concerns expressed by AWWU. 2. Ensuring adequate right-of-way for Alyeska Highwa.v per the Official Streets and Highway Plan. Placing the following notes on the plat: a) Except for the private access easement, direct vehicular access onto Alyeska Highway from Lots 25A and 25D is prohibited. b) "No fence, wall, structure, outdoor storage, or vehicular parking area shall be allowed within the 25' building setback area. The setback area is intended to be a vegetative buffer area between the residences and Alyeska Highway.' c) This subdivision conforms to "AMC 21.45,040, Buildings to have access. Every building shall be on a lot abutting on a public street with principal access to such street or with access to a private street approved by the Fire Department, Public Works Department. Traffic Engineering Department, and Department of Community Planning and Development." d) The property owner shall be responsible for maintenance of the landscaping buffer. e) The property owners shall be responsible for the maintenance and snow removal in the private access easement and the Mumcipality shall have no responsibility, for either the maintenance or snow removal.
