S-6975 Bavarian Heights Subdivision The Department has reviewed the soils data and the proposed engineering design of drainage network and finds the department can grant concept approval. The design of the drainage network may ]:educe the water table to a significant depth so lots will support: septic system. However, to assure that all lots will support onsi~e septic systems a monitoring program will be adopted for twelve months. A monthly monitoring report must be submitted to the department by the engineering firm and substautiated by a HEP person reviewing the project. The Department prefers using perforated PVC standpipe I" in diameter placed at five monitoring stations in percable and nonpercable locations with two stations in the tract areas. Also, Gold (]reek flow change monitoring chart be submitted before and after construction of drainage network. If monitoring proves to be successful percolation tests can then be renewed in all questionable and nonpercable tests to establish leach field and trench size. S 7125 OLD SEWARD HIGHWAY · ANCHORAGE, ALASKA 99502 March 16, 1983 Robert Robinson Dept. of Health and Environmental 9th & "L" Street Anchorage, Alaska 99501 Bavarian Heights Subdivision Platting Case No. S-6175 RE: Protection Dear Mr. Rebinson: Bavarian Heights subdivision is currently being review- ed by your department for conformance with the required environmental standards for on-site waste water disposal. Included in the package submitted to your department was a narrative report, percolation test data, and cross-sectional soils profiles at various locations across this subdivision. This letter is written to further explain our intended methods of conformance with yeur department's policies. The proposed drainage system of fin drains as referenced in the narrative packet and subdivision drawings haw~ been engineer- ed to lower the groundwater table on all of the affected lots within this subdivision. The groundwater problems in this subdivision presently exist in the highly permeable sand and sandy gravel strata. Placement of these fin drains will intercept this groundwater and re-channelize it through the subdivision with the ultimate outfall being Gold Creek, which is where the existing groundwater presently flows. The engineering design for these fin drains requires that the drain pipe be a minimum of 8" in diameter and will be placed at the base ef the gravel stratum where this stra- tum interfaces with the impermeable silt and clay layers belew. The fins for the system as proposed, are available in all lengths from 2 feet to as much as 20 feet. The sys- tem as designed, will require that these fins extend from the drain pipe up through the gravel stratum to the point at which this stratum interfaces with 'the silty sand and sandy silt layers above. EAGLE RIVFR ANCHORAG[-' HOMER (907) 694-9846 (907) 349.6561 (907) 235-8179 Municipality of Anchorage MEMORANDUM DATE: TO: FROM: SUBJECT: June 27, 1985 Jerry Weaver, Community Planning Department Robert W. Robinson, Manager, Environmental Health Division, DHHS ~ S-6875 Bavarian Heights Subdivision This memorandum ia submitted to clarify and confirm the requirements of the Environmentftl Health Division relative to tile final approval of the Bavarian Heights Subdivision. As you and ~ discussed in our recent meeting, our requirements are as follows: 1o Subsequent to the completion of the proposed curtain drain system, there must be water monitoring tests t~en in the test holes on lots 1 through 9 in Block 1 so as to determine the depth to the seasonally high ground water table. These tests must be tM¢en monthly throughout a minimum of one c(~nplete freeze/thaw cycle. This would require a minimum direction of ~welve nx)nths of monthly monitoring tests. 2. There are several lots in Block 2 which are also underlain with shallow groundwater table. As in item 1 above, there must also be monthly monitoring tests taken on these lots for a minimum duration of one year. 3. Prior to development, all other lots must go through the normal on- site disposal permitti~g process which will require that each lot have sufficient area free of structures, driveways, parking areas, etc., which will support the original and two replacement on-site disposal sites.
