RE: Testhole Report for On-site Systems - Eagle River Development
Enclosed are the results of our investigation of 30 testholes on 26 lots for the proposed
subdivision. Testholes were logged on April 22"a & 23ra of this year with percolation
testing occurring through the following week. Water monitoring was conducted on
May 15th, during the seasonal high water period.
Existing Conditions:
The area is gently sloping and densely covered with birch, spruce, cottonwood, aspen
and some willow. Snow was encountered at various depths but normally less than 12"
with open areas prevalent throughout the site. There was no runoff observed and the
snow was melting indicating that the majority of the moisture was being absorbed into
the underlying soil strata. This was confirmed during our investigation as we found
moist soil conditions in the majority of the testholes.
Procedures:
Testholes were located and staked by F.R. Bell & Associates, prior to excavation.
Testholes were excavated utilizing a Link-Belt excavator operated by CCC
Construction. Two of the testholes were relocated due to shallow ground water
encountered during excavation. Monitoring tubes, comprised of 4" perforated F810 pipe
were installed in all testholes. Percolation holes were presoaked and testing was
conducted in accordance with the falling head percolation testing procedures with the
following exceptions. Some testholes had percolation rates less than i minute/inch,
which required a modified approach to insure that these rates provided consistent
readings.
Results:
On the 26 lots we excavated 32 testholes and conducted 30 percolation tests. Two
testholes were located in low areas. Ground water was found close to the surface in

these locations and they were abandoned with new testholes excavated in higher areas
of the lot. Minor frost was encountered in the upper layers of the soil but it was not
significant enough to log. As we discussed previously, only one lot (Lot 13) did not
have a passing percolation test. Although we feel that the results of the testing was an
anomaly, discussions with DHHS indicate that a new testhole and percolation test will
be required on this lot. A few testholes had seeps that were felt to be seasonal due to
breakup conditions at the time of testing and this was followed up with water
monitoring on May 15~h which confirmed this analysis. No testholes had ground water
at levels that would preclude construction of a conventional on-site septic system.

RE: Testhole Report for Lot 3 ~ Eagle River Development
Enclosed are the results of ou.r investigation of Lot 3 for the re-designed referenced
development. Pet' your request we conducted the additional soils test due to the lot
reconfiguration.
The new testhole was located by F.R. Bell & Associates and is depicted in the attached
drawing. A monitoring tube was installed and monitored. The existing conditions and
procedures identified in our May 27~ letter remain the same.
R_~sults:
We conducted one percolation test due to the consistent softs stratum. The results of
~hat testing indicate that the soils stratum tested will percolate at a rate better than 1
minute ,per inch. No water was encountered during excavation or after monitoring.
Based on the results of this testing this lot meets and exceeds the minimum
requirements for on-site septic systems.

RE: Testhole Report for Lot 13 - Eagle River Development
Enclosed are the results of our investigation of Lot 13 for the referenced development.
As discussed, due to the previous percolation rate for this lot it was necessary to retest it
to verify the suitability for construction of on-site septic systems. Due to the proximity
of our new testhole to the original testhole we did not install another monitoring tube,
however we did monitor water during the periods indicated in the original testhole.
The existing conditions and procedures identified in our May letter remain the same.
Results:
We conducted two percolation tests in separate soils stratum. The results of that testing
indicate that the soils stratums tested will percolate at 16 and 32 minutes per inch. No
water was encountered during excavation. Based on the results of this testing this lot
meets and exceeds the minimum requirements for on-site septic systems.

Dear Tobin:
I have reconsidered the transmissivity / hydraulic conductivity values that we used in our
report. We initially assumed that drawdown reported on the well logs was from a one-
hour well test and we used that value to calculate the transmissivity from each well. I
talked to one of the Eagle River drillers who said that our assumption is invalid, that
pumping or testing time is unlmown for all of the wells.
Lacking a valid pump test, I looked at each well log for the unconsolidated aquifer. I
found uine logs that described a gravel aquifer, one log describing a sand aquifer, and
twelve logs that show a gravel-sand aquifer. Well yields range from 2 to 500 gallons per
minute, with 50% of the yields greater than 15 gpm. The lowest well yield was 2 gpm.
This data allows us to use standard tables (Freeze & Cherry, 1979, Table 2.2) to estimate
hydraulic conductivity for a clean sandy gravel aquifer. Hydraulic conductivity for this
type aquifer ranges from 10,000 to 1,000,000 gallons per day per square foot. Assuming
an aquifer thickness of 10 feet, transmissivities would range from 100,000 to 10,000,000
gallons per day per foot (GPD/fr) for a gravel aquifer.
Remodeling the unconsolidated aquifer shows that expected drawdown along the
bedrock interface is likely to be in the range of 0.01 to 1 feet. This assumes a municipal
use xvell pumping 60 gpm continuously for 10 years. Single lot wells would likely
produce less impact on the unconsolidated aquifer.
We also plolIed the potentiometric surface (ground water elevations). This surface,
attached, shows that areas with a ground water elevation below 500 feet are likely
recharging from the same unconsolidated aquifer as the one found in the proposed
Mclntyre Subdivision. The map shows that many wells have water elevations above
that of the unconsolidated aquifer, suggesting that the recharge is uot from the
unconsolidated aquifer. Again, this data is of limited use since water levels were
recorded over many years.
Our conclusions from this new evaluation are:
1. Ground water impacts from pumping in the proposed Mclntyre Subdivision will
likely be insignificant to the surrounding water users (less than 1-foot drawdown at
the bedrock interface).
2. Many of the wells surrounding the Melntyre Subdivision are in bedrock with static
water levels above the unconsolidated aquifer in the Mclntyre Subdivision. This
suggests that the bedrock aquifers are not hydraulically connected (except where
shown on the attached map). Thus, pumping fi'om the Mclntyre subdivision would
likely have no effect on most of the surrounding wells.
3. An aquifer test is required to confirm and refine our estimates of transmissivity in
the unconsolidated aquifer. However, without such a test, our interpretation of the
well logs suggest that, more likely than not, no significant ground water impact will
occur to the bedrock aquifer by pumping 60 gpm from the unconsolidated aquifer in
the proposed Mclntyre Subdivision.
