HomeMy WebLinkAboutCHICKADEE SLOPES Tract B August 2, 1977 Mr. John Lynn Greater Anchorage Area Municipality Department of Health and Environmental Quality 825 L Street Anchorage, Alaska 99501 Dear Mr. Lynn: Re: On Site Sewage Disposal System: 40-acre Parcel, Tract B, Chickadee Slopes, Section 23, T12N R3W S.M. Alaska Yesterday there was an opportunity to review informally with Mr. Rolf Stri~klin the general soil test information from the above referenced parcel contained in the enclosed report. Several Anchorage residents are considering the group purchase of the property for the purpose of creating a sub-division. At a meeting of the group a decision was made to confer with the Anchorage Municipality Health Department immediately to determine what the requirements of the Municipality Health Department would be in order to approve the plat, when submitted later. At this time we would appreciate receiving from your Department responses to the following questions: Does ~the enclosed ConStruction Test Lab report furnish enough information in order for the Health Department to make a decision as to an affirmative recom- mendation as to lot sizes a~provab!e for the proposed sub-division? ~ and 1/4 acres) Based on the data contained within the enclosed report from Construction Test Lab does the tract qualify for lots sized at one-and-one-quarter acre throughout? If not throughout~ on what portion? What lot sizes would be approvable under soil conditions shown in the report? John Lynn -2- August 2, 1977 What additional information is needed in order for the proposed sub-division tract to be approvable by the Department of health? Are soil tests which "visual out" at 275 or higher percolating out at lesser values? If so, under those conditions, at what lower value would the platting of one- and-one-Quarter acre lots be approved by the Health Department? Do the soils involved appear to fall in such categories? In adjacent or nearby approved sub-divisions were visual tests of soil utilized and did they percolate at a lesser value than the visual tests would indicate? What lot sizes were approved for such sub-divisions? Please indicate which sub-divisions are adjacent, exemplify the above and their visual/per- colating soil classifications. Are percolation tests and/or other tests required in order to furnish additional needed information? If so, how many and in what general locations would they be required in order to give definitive data on which the Health Department's recommendation would be based? If the soil classification at a given depth (say from 3 feet to 9 feet) is considered unacceptable for on-site system but at an adjacent lower level (9 - 14 feet) acceptable material is found, are such conditions approvable? (See Test Hole Three) Mr. John Lynn -3- August 2, 1977 In summary, with the given information submitted and, in light of your resDonse to questions 1 through 7, is the tract approvable for on-site sewage disposal systems? If not, what additional steps would need to be taken to establish basis for aDDroval? If other factors are involved not covered in these questions submitted, we would appreciate very much your comments on such factors. Sincerely, Frederick McGinnis Enclosure, as indicated July 21, 1977 Gloria Bowman "ONE TEST IS WORTH A THOUSAND OPINIONS" 2204 CLEVELAND AVENUE · ANCHORAGE, ALASKA 99503 · 277-O231 1355 Crescent Avenue Anchorage, Alaska 99504 Re: 40 acre'parcel,' Tract B, Chickadee Slopes, in Section 23 T12N R3W S.M. Alaska Dear Gloria: At your reques% we have completed a preliminary subsurface soils investigation on your property and transmitted herewith are the results of the test boring data. The purpose of the test borings was to determine the soil types, ground water and bedrock conditions which occur to a depth of 16 feet on this 40 acre parcel of land. A total of nine (9) test borings were drilled as shown on the enclosed map. The test borings were drilled to a depth of 16 feet with a tracked 'mounted Mobile B-50 drill using continuous flight augers. Soil samples were generally obtained at 5 foot intervals. Laboratory analyses of the soil samples consisted of moisture contents and visual classifications. Discussion Surface Peat encountered at lower elevations were damp to Wet. The typical underlying soils encountered in this 40 acre tract consist of Sandy Silt (ML) and Silty Gravels (GP/GM). Drainage areas required for on-site sewage systems would generally range Gloria Bowman 40 acre parcel, Chickadee Slopes July 21, 1977 Page 2 from 150 to 300 square feet per bedroom in these sc~ils. ~round water was encountered in %est holes #7 and #8. No bedrock was encountered to a depth of 16 feet. A profile view was not included with this report due to the ir- regular terrain which would require a detailed topographic map.
