The existing situation is: There is an existing road on the east boundary
of the property that would serve the three homes. No further work needs
to be done.
B, Granting of this petition would permit: Property owners would not be required
to build the road and cul de sac as shown on the proposed plat, but would
use the existing road.

The undersigned alleges that:
1. That there are such special circumstances or conditions affecting said property
that the strict application of the provisions of this ordin'ance would clearly be impractical,
unreasonable, or undesirable to the general public. These special circumstances or condi-
tions are: A useable road already exists. The undersigned will be buildin~
their own personal residences on the prQperty shown as Lo. ts 1, 2, and. 3, and
are satisfied with the current access.
2. That the granting of the specified variance will not be detrimental to the
public welfare or injurious to other propertY in the area in which said property is situated
for the following reasons: The proposed road provides access only to The u~der-
signed persons who are requesting the variance. Property to the. east has
two homes on it whose owners have used the existing road for years.
3. That such variance will not have the effect of nullifying the intent and purpose
of this ordinance or the Comprehensive Plan of the Borough for the following reasons:
Access shall be provided to all property owners' satisfaction.
4. The above listed special conditions or circumstances do not result from the
action of the applicant and such conditions or circumstances do not merely constitute a
pecuniary (monetary) hardship or inconvenience in that: The present road is be±n~ _
used now and its ~mprovement would be of no value to anyone.
NOTE:
If this variance is 'granted, it will not permit a use prohibited in the use district
in which the above described premises is located.

Transmitted herein are the results of the subsurface investigation
performed on March 27,· 1974 on this site located in the upper
Huffman Road area. One 15' test hole was placed nearly in the
center of the 300'+ x 600'+_ parcel, and drilled by Denali
Drilling, inc., using a Mobile B-50 drill, employing a continuous
flight auger mounted on an RN75 Nodwell. Drilling was supervised
and the holes were logged by ~..r.O.M. Hatch, staff geologist/senior
technician. Samples were taken from the auger cuttings
near the bit.

CONCLUS IONS
The following conclusions are based on the single test hole,
and do .not necessarily preclude variations from its trend
both horizontally and vertically.
Based on the pertinent Greater Anchorage Area Borough
literature, t'he number of square feet of seepage kit wall
area/bedroom will be on the order of 225 - 250 ftZ/bedroom
when the pit is placed in the silty sands and gravels below
3~.
.2.~ Free water was not observed to a depth of 15'.
The soils observed between 3' and 15' appear sufficiently
dense to provide satisfactory foundation material for
light wood frame structures such as conventional housing.
DISCUSSION
The test hole was advanced by means of a mobile B-50 drill
fitted With a solid core continuous flight auger. Grab samples
were taken near the bit of this auger at 5' intervals. Should
laboratory tests be desired, the samples will be stored
for 30 days.
This report has dealt with the soil considerations expected
to most influence the site's development. The treatment is
not ey~austive of the possibilities. Should questions arise,
or should we be of further service as the project der·lopes,

performed April 18, 1974 on the above property. Exploration was
accomplished with a'Nodwel. 1 mounted backhoe. The test holes
were logged by B. D. Kenworthy, technician from our staff. The
,~test holes are located per the attached map. The soils were
'classified in the field in accordance with Sheets 1 and 2
following the text; however, the laboratory effort to verify
the soil classification was in progress at the time of writing..,
Therefore, the logs transmitted in this report are subject to
laboratory verification.
