The existing seepage pit appears to be working OK- it has been functioning for many years. The seepage pit appears to be directly on the property boundary- we are requesting a lot line waiver to 0-feet. Please issue a permit so the tank can be replaced. The existing seepage pit will remain. Please review as soon as possible. If there is need for additional information or clarification please give me a call. Thanks-Steve \ RTI--ZIIV ENGINEERING Cottonwood Hts Block 2 Lot 3 SPECIFICATIONS & DESIGN GUIDELINES Water System Sizing: This is an existing 4-bedroom home. Most of the neighboring lots are undeveloped. A surface water collection system currently provides water for the residence. The surface water system functions& would likely be approved in many areas of the State. A surface water stream is impounded on lot 2. The impoundment contains a clear well with pump that transfers the water to a water treatment room off the garage.The water is filtered through two cartridge filters, followed by UV disinfection. Two Well-X-Trol pressure tanks @ 30 gallons each provide additional storage. This water system has provided year-round service for the residence. There is also a water well that was drilled in 1977,well log in MOA file. The well is very deep at 635',drilled into bedrock. M-W Drilling reported the well flow @ 20 gph in 1977. A well flow test was recently conducted. A 4-hour flow test was recently conducted on the well,with monitoring for 24-hours. The static water level was found to be 42.8'. This amounts to a water well with a 592'water column. This amounts to about 870 gallons of water storage in the well. During the well flow test,the water level was drawn down below 600'. Recovery measurements were made to determine well flow. The well flow was near 2 gpm recovery below the 600' level. The recovery rate diminished as the water rose in the well,to 0.75 gpm. It appears that with the large storage of the well,coupled with adequate flow below 600',the well could provide a groundwater source for the residence. A water line would require construction to the house,meeting MOA requirements. It appears that the existing pressure tanks could function, coupled with the large storage in the well. The well casing extends above ground level,however a pit surrounds the casing which should be filled in. The casing should be grouted with bentonite when this void is filled. If this bedrock well flow were to diminish in the future,the well casing could be filled by a water tank delivery. The existing surface water system could serve as irrigation. The easements are depicted on the lot. The slope is indicated in the area of the septic system.No conflicts to neighbor properties. Protective bollard could be placed around the tank at the edge of the driveway.The seepage pit is located at the property line.During tank construction a steel probe could be used to determine the extent of the seepage pit in relation to the property boundary. Specification Requirements: All components and work must comply with the Municipality of Anchorage Specifications(AMC)& State of Alaska Drinking Water Regulations and Wastewater Regulations. • New 2- compartment, 1250 gallon septic tank. Watertight couplings on inlet&outlet. • 5' minimum between the tank and trench. 5' to property lines& 10' to house. • 4' of cover or insulation is required for tank; an equivalent of 1" insulation for 1' foot soil cover. Tank&solid pipe must be set on well compacted, stable soil. • No large rocks for tank bedding. Plastic/fiberglass tanks require special bedding per MOA- sand or pea gravel. • 4" diameter cleanouts with airtight caps are required 1' to 4' from foundation wall, prior to any 90 degree bend in 4 inch line, in each tank compartment,and two adjacent opposing cleanouts between the tank and the absorption field, not more than 10' from the tank positioned to provide cleanout access towards the tank and towards the absorption field. • All cleanouts must extend to at least ground level. • In solid pipe runs, ASTM D-3034 may be used in lieu of cast iron. • Insulation must be placed over any pipe installed under driveways or parking areas. • Approved pipe materials include cast iron,PVC ASTM D3034, PVC ASTM F789, ABS ASTM D2661, • Sewer Service Line is minimum 2%slope. • Septic Tank to be pumped every two years or when required. • Insulation board to be extruded direct burial polystyrene(Dow Styrofoam HI/equal) • , 4, . *e• iv e .‘ *4..• 4: : ;y, Steven W. cng • �<v® /� • 56s• 144 '/ ��� @R �l SS`O" 42, DESIGN NOTES: 1 .
