Septic System Design, Water Well Permit, Lot Line Waiver
A RUSH water well permit was requested on May 16. We are replying to your comments. We
slightly altered the water well location. We also are including a septic system design.
The subject property has developed neighboring properties, with no other conflicts. Large lots are
present to the east & west with no conflict. The lot slopes slightly to the south. All the water
wells in the area indicate no bedrock and a water table near 100'.
Please review the wastewater system design & well location for the proposed single family home.
I have included design plans & specs, design guidelines, & soil tests. If there is need for
additional information or clarification please give me a call.

SPECIFICATIONS & DESIGN GUIDELINES
Wastewater System Sizing: This is a new 4 -bedroom, single family home. This is an
existing subdivision and most of the neighboring lots are developed. No major conflicts
to other lots will take place by this septic system construction. The proposed well site is
also depicted. Soil tests revealed silty sandy gravel soil. An application rate of 1.2
GPD/FT2 is sized for the deep trench. Trench Length = 500 FTI/2 x 10' = 25', 1 line @
25'. No bedrock or groundwater was encountered.
Specification Requirements: All components and work must comply with the
Municipality of Anchorage Specifications (AMC) & State of Alaska Drinking Water
Regulations and Wastewater Regulations.
• Two compartment, 1250 gallon septic tank. Watertight couplings on inlet & outlet.
• 5' minimum between the tank and bed. 10' to property lines.
• 3' of cover or insulation is required for trench; an equivalent of 1" insulation for each
foot soil cover.
• Tank & solid pipe must be set on well compacted, stable soil.
• 4 inch diameter cleanouts with airtight caps are required 1 ' to 4' from foundation
wall, prior to any 90 degree bend in 4 inch line, in each tank compartment, and two
adjacent opposing cleanouts between the tank and the absorption field, not more than
10' from the tank positioned to provide cleanout access towards the tank and towards
the absorption field.
• All cleanouts must extend to at least ground level.
• In solid pipe runs, ASTM D-3034 may be used in lieu of cast iron.
• Trench to be placed level, minimum 4' to groundwater, 6' to bedrock.
• Drain rock to be 1/2 inch to 2 1/2 inch screened. Drain rock to be distributed uniformly
throughout the trench.
• Perforated pipe to be installed level with perforations down.
• Silt barrier (filter fabric) to be installed above the drain rock.
• Smeared trench sides must be raked or scarified before drain rock placement.
• The finish grade must be mounded to promote drainage over the trench.
• Insulation must be placed over any pipe installed under driveways or parking areas.
• Approved pipe materials include cast iron, PVC ASTM D3034, PVC ASTM F789,
ABS ASTM D2661,
• Sewer Service Line is minimum 2% slope.
• Septic Tank to be pumped every two years or when required.

A former monitor well was used on site for monitoring groundwater. The neighboring lots
showed no groundwater in soils tests. Lot 7 showed no groundwater and Lot 5 showed no
groundwater. The Lot 5 Test hole was at the same elevation as the Lot 6 site and showed no
groundwater at 16 foot depth.

Ref: Colonial Park; Block 2, Lot 6 — Waiver Request for Drainfreld to Foundation Encroachment.
To whom it may concern:
The permitted septic system was installed on the referenced property in 2011. During a recent site visit for
a well and septic adequacy test, it was observed that the west end of the drainfield appears to be
approximately 7.85' from the foundation of the house. The portion of the foundation that is encroached
upon is a crawlspace (non living) area. The drainfield appears to be deep enough, based upon the
elevation of the footing and distrubtion line, such that lateral movement of effluent into the home does not
appear to be of concern, during normal liquid level (water level at, or below the lateral) operation of the
drainfield.
We are requesting that your department issue a waiver at this time for a horizontal distance of 7.5' from
the drainfield to the foundation of the home.

Lot Line Waiver
Due to house relocation, the septic system required a separation of 1 -foot to the lot line. This
requires a lot line waiver. The septic system placement at this proximity will not interfere with
the neighboring lot development. The neighboring lot also has the septic system in this general
area, which allows a greater area for water well placement.
The secondary system was located as a Category III advanced system, due to the limited area.
These lots are generally large and will not be adversely impacted.
