Approval certificates based solely upon the representations given in paragraph 5 above by an independent professional
engineer registered in the State of Alaska. The DHEP does this as a courtesy to purchasers of homes and their lending
institutions in order to satisfy certain federal and state requirements. Employees of DHEP do not conduct inspections or
analyze data before a certificate is issued. The Municipality of Anchorage is not responsible for errors or omissions in the
professional engineer's work.

Please consider thi s letter as escrow instructions regarding the
installation of the septic tank in Alder Park Subdivision by Mr. Robert
B. Combs.
According to the findings of the Greater Anchorage Area Borough Health
Department, the community water system in Alder Park Subdivision properly
meets all. re~.~.~irements and would receive its approval save for one cesspool
located on Re 3 2hich is too close to the community water supply source.
It is hereby acknowledged by the Greater Anchorage Area Borough Health
Department that when the cesspool is replaced with the proper septic tank
that the entire system will be given its approval.
To insure the septic tank is installed and complete approval by the Borough
Health Department will be forthcoming, an escrow account will be maintained
at Security Title Insurance and Trust Company in the amount of $1500. These
funds will be released to Mr. Robert B. Combs when he has installed the
septic tank to the satisfaction of the Greater Anchorage Area Borough Health
]Department and their approval of community water system of Alder Park
Subdivision has be~n obtained.
It is further agreed by the undersigned that such work must be completed by
July 15, 1969. In the event such work is not completed by said date, the
funds will be released to Greater Anchorage Area Borough Health Department
so that the work can be completed under their guidance and to their satisfaction.

cesspool, which, at present, is located 132 feet from the well.

The party of the second part shall fully use and enjoy the

This agreement is subject to the following provisions:
1. Second Party shall:

radius of the well from all sources of contamination,
and that portion of said tract which falls within
the ( ~0 )foot radius shall have no sewer,
septic tank, or disposal fields, except that sewer
lines of cast iron pipe with leaded and caulked
joints shall be permitted, and that portion which
falls within the ( /.2. ~ )foot radius shall
have no seepage pits, and that portion which falls
within the ( /5'~2 )foot radius shall have no
cesspools, as regulated by the Greater Anchorage Area
Borough Health Department.
To have and to hold the said easement, right, and right of
way unto the party of the first part, successors, or assigns for a
period of perpetuity and under the conditions, restrictions and
considerations as set forth above.
