JUSTIFICATION:
33 foot section line easements exist on the ~orth and East
property lines. These easements were reserved in the original ~
patent for legal and physical access and utility purposes. ~ne
section lines in this area are not used as roads because the
topography will not allow their construction and other roads exist
that provide acoess. There are no utilities in these easements at
this time, but in the event that the utility companies need to r~
lines up the back lot line, a 10-foot easement can be provided.
T~.se easements are in excess of municipal needs.

Subject: SOILS FOR ~ PROPOSED GONZALES H(IMESTEAD SUBDIVISION
Dear John:
EncloSed are the results of the soil testing, performed by Alaska
Environmental Control Services, Inc. (AE~S), loca%ed on NW 1/4 Section
30, T12N, R2W, S.M. Alaska. We understand the property is to be
subdivided into 3 lots.
Background
This area lies in the foothills of the Chugach Mountains east of
Anchorage. The property is bordered on one side by Chugach State Park.
The elevation is approximately 1575' at the Toils~ne Hill Drive
bordering th~ south side of the property.
The vegetation is primarily white spruce and hemlock except for the area
cleared of vegetation to prove up the hcmestead claim. This area has
alder and grasses.
The soils are gravelly, ranging frcmGM, silty gravel, with cobbles to
GP, a clean sandy gravel. Test hole #1 has SM,-silty sand, to depth
explored.
Discussion
Tests were performed in conjunction with the requ_irements set forth in
"Design t4anual for On-SiteWastewater Treatment and Disposal Systems"
published by the E.P.A. The test holes were bored with a Mobile B-24
drill rig equipped with 6-inch continuous flight augers between 7-12-84
and 7-17-84.
The objective of our testing was to determine the soils suitability for
on-site septic systems. The important soil characteristics are as
foll~s:
1. Soil depth (depth to bedrock)
2. Depth to groundwater
3. Percolation rate
Refer to the Appendix for individual test hole soil logs and boring
location plan.
Shallow soil: The results of our testing indicate that bedrock depths
will not be .a limitation in design and installation of on-site systems.
Groundwater: Groundwater was found in only one boring; TH-l, at 10.0
feet. It was monitored approximately two weeks later at the same depth.

This situation is not a limitation for a conventional septic system.
Percolation rate: All test holes had acceptable percolation rates.
Conclusions
Ail three lots have areas suitable for on-site waste disposal syst~ns.
If we can be of further service please do not hesitate to call.
Sincerely,
Dennis Roe
