RE: Requested Vacation of 375 feet of Soldotna Drive in Alpine Terrace
Dear Sirs;
We request the vacation of part of Soldotna Drive in Alpine Terrace
Subdivision since it is felt by us that this part is surplus to the
needs of the public.
This feeling is based on the fact that this road is not used and has
never been used for access to any of the property abutting it. The
road dead-ends and provided no access to any of the prooerty contiguous
to it for the distance for which vacation is requested.
The road parallels Little Campbell Creek and is situated on the side
slope so that drainage would cause undue problems in the watershed.
Construction of the road prism to municipal standards would cause side
slope extensions as to take all of trees and vegetation from adjacent
properties for no particular reason.
We recognize that the existing horse trail sytem which begins at the
end of Soldotna Drive would remain in existance and undisturbed and should
be platted as such.
This area should remain in its existing pristine condition.

Additional Comments
AMC 15.65.145C requires an area of land reserved for on-site disposal. This
area depends on soil conditions. While Lot 2A is not currently subject to
criteria in 15.65.145C, the criteria do apply upon re-subdivision. Section
15.65.145F does not apply since the lot is vacant. Technically therefore,
Lot 2A cannot be re-subdivided lest that action violate AMC 15.65. This lot
is currently undevelopable under the permit section (15.65.120). Because the
applicant failed to show locations of existing sewer systems and wells, we are
unable to determine if Lots lA, 8B and 9B meet the reserved area requirements.
We recommend denial of this plat.
