You have recently obtained a Land Use Permit from the Borough
Building Department. The Greater Anchorage Area Borough,
Department of Environmental Quality al so requires 'that you
obtain a perrllit from this office for the disposing of all
wastes.
If you do not obtain a permit, you are in violation of
Borough Ordinance #2~-6~, Article VI, Section 9-67, (A).

Re: Percolation Test - Alyeska Subdivision, North Addition

Dear Mr. Von Imhof:
Inspection of the test holes dug in the Alyeska Subdivision, North Addition for
percolation characteristics, indicated that the materials found are quite
unsuitable in that the square foot per bedroom requirements exceed the
Borough's maximums. The average of two holes for square foot per bedroom
calculations was 270, twenty feet over the Borough maximum of 250 square
feet.
As shown on the site plan, the base materials are a tight sandy silty gravel
to a siky sandy gravel in. pit one and similar material to a depth of 6 feet
overlying a blue-gray cobbly clayey silt. Further examination of previously
dug pits in the surrounding area corroborated the till and clay subsurface
condition.
Under these conditions, holding tanks or a central treatment system would be
necessary for adequate sewage disposal. Either a lagoon or aeriation system
would be possible depending on effluent quantities and Borough requirements
and thinking especially on the aeriation system.

I would appreciate it if you would prepare a request to the Greater
Anchorage Area Borough Planning Department for the revision of
restrictions on Blocks 5 and 6 of the North Addition to Alyeska
Subdivision. The restrictions presently read that no buildings are
permitted until a sewer system is installed.
Per the Planning Department and The Assembly approval of tho uso of
holding tanks in tho Alyoska Basin Subdivision, ! would like to conf~rm~
~ho £ear~.o£ tho Plm]nin~ Oonartmont that other subdivisions under'
sfMI-Ia~ rostric~ions would like to bo able to do tho same as approved by
the Assembly for Chortler, King and Chorrier.
Butch King is working On tho sewer system, however, I have not heard any
more information within the last month on whether there is still a chance
they ttill get £undins and commence construction by July 1, 1974.

Dear Rolf:
I hope this letter will bring your office up to date on our intentions of
~uilding the new condominiums on Lot 3B of Hlock 3 of the Alyeska North
Addition. Enclosed are a set of plans and a designed system by Mr. R~lph
Bonadurer, &IA, Alaska architect, on the distribution Box, septic tank,
and the location on the plot. Mr. Bonadurer did the designs on the exist.
ing condominiums which, as you are aware, we have had no problems with.
As per your suggestion we have in addition to Mr. Bonadurer, hired the
firm of Dickinson and Oswald, Engineers-Surveyors, Anchorage. I am SUre we
will satisfy your office with a system that will be approved and will
work. Attached is also a copy of a letter from Mr. yon Imhoff to our
office in reference to the ~'~ter. If Alyeska cannot provide water we
will put a well in which also will be approved ~¥your department.
Roll, we would like to get this plat aDproved and the okay on our build'
ing permit so we can start construction. We have three car loads of mat-
erial being delivered to Alyeska and we would like to start our bloCk
work hy the fifteenth of this month. As we discussed about the deeds that
will be passed to the owners of the new condominiums, we will request that
upon installation of a borough system the owners will be required to hook
up. I am asking our attorney today to the wording and will forward it to
your office for your review.
