STATUTORY WARRANTY DEE~
The Grantors, GEORGE E. ATKINS and IMOGENE ATKINS,
husband and wife, for and in consideration of the payment of
$1.00 in hand paid, receipt whereof is hereby acknowledged, and
o~%er~valuable consideration, do hereby convey and warrant unto
NANCY WALLACE~ a married woman, Grantee, and to her heirs and
assigns forever, all of the following described real property:
Lot Two (2), Block Two (2) of the ATKINS
~UBDIVI£ION. according to the official
plat thereof, filed under Pla~ Number
69-142, Records of the Anchorage Recording
District, Third Judicial District, State
of Alaska.
SUBJECT TO: Easements, restrictions and reservations
of record.
FURTHER SUBJECT TO: A Deed of Trust, including the
terms and provisions thereof, dated November 27, 1968, executed
by GEORGE E. ATKINS, trustor, to SECURITY TITLE AND TRUST COMPANY
OF ALASKA, trustee for the benefit of THE FIRST NATIONAL BANK OF
ANCHORAGE, to secure the payment of the sum of $16,000.00 and
interest; recorded December 2, 1968, in Mortgage Records Volume 34
at page 200. The grantee herein does not agree to assume and pay
the promissory note secured by said deed of trust; payments made
under the second deed of trust will be applied to the first deed
of trust.
Grantors are also the owners of Lot Three (3), Block
Two (2) of ATKINS SUBDIVISION. Anchorage Recording District.
BY THESE PRESENTS, Grantors covenant for themselves, their succes-
sors and assigns, and for all persons hereafter claiming any
interest in said Lot 3, Block 2, ATKINS SUBDIVISION, that Grantee,
