GE 8589 ROF-ESS ski€a` SITE NARRATIVE IX�`tQt'� Tract 15A, Sec 23, T1 2N, R3W is bounded by Alatna Ave and Lot 1 Block 1 Breitzman and Lot 1 of Amundsen Subdivision to the North, an unsubdivided 5 acres to the West, Lot 3, and 4A, Block 1 Chickadee Slopes Subdivision to the South, and Tract A-1 and B-1 Tengeberg Subdivision to the East. There is a home on Tract A-1 and B-1 with a water and wastewater system. Both Lot 1, Block 1, Breitzman have homes and water and wastewater systems. There is a home on the northern portion of the unsubdivided area to the west with both a water and wastewater system. All other lots adjoining the subject subdivision are vacant. There are no public wells on any of the lots and all wells are at least 100 feet from any existing or proposed wastewater systems in the proposed subdivision.. A 4 bed room home is located in the extreme Northern corner of Tract B of the proposed subdivision. This structure has both a well and wastewater system. The well is over 100 feet from the wastewater system. The wastewater system consists of a 2,000 gallon concrete block septic tank and a pit type soils absorption field. The system was installed by the owner in the early 1960s and no official records appear to exist concerning the exact size of the pit and the septic tank. However, septic tank pumping receipts exist and one is provided as an attachment. An adequacy test was not performed on the pit, however, it appears to be operating properly and serves the needs of the owner. Ms. Jacqueline Homing proposes to subdivide the 5 acres which compose Tract 15A into two 2.5 acre tracts, Tract A and B. The existing structure on the proposed Tract A is accessed from Rockridge Dr. Access to Tract B will be from Alatna Ave. It is proposed that any structure built on Tract B in the future will be at least a 3 bedroom home and the proposed systems for the Tract will be sized for a 4 bedroom home. Tract 15A slopes from the east to the west with the eastern portion fairly flat with a 5 to 10 percent slope. The north west portion of the proposed Tract B slopes up to 30%. While the eastern and southern portion of Tract A is fairly flat. The layers in test holes 2, 3, and 4 are fairly consistent and it appears this exists along and above the 928 ft elevation surface. It appears there is more than sufficient area where material exists which is suitable for on-site wastewater systems. Test hole 3 indicates there is a rather dramatic change in the soils encountered. However, this material is suitable for an on-site wastewater disposal system. Since a system exists on the proposed Tract B, there are only two replacement system locations indicated. The proposed Tract A has three system locations indicated since there is currently no system on the Tract. Page 1 of 2 Based upon these test holes and my observations, it is my professional opinion that a bed system may be installed in the areas indicated which will operate correctly and not impact the surface water below the system. The system which is near test holes 1,2, and 4 will require a sand filter since the material is too permeable to properly treat the waste water. It may be possible to obtain a waiver from the sand filter if the wastewater system is installed on the sandy layer and if a sieve analysis indicates the sand is close to the sand filter specifications. If the waste water system is installed on the sandy gravel layer, a sand filter must be installed. All systems should be a bed type system parallel to the slope of the lot. WELLS No impact to existing wells on the adjacent lots and Tract B is anticipated from systems installed on Tract A and B if they are properly installed and maintained. There is sufficient room on adjacent vacant lots to locate a well and wastewater system with no impact to either the adjacent lots or the proposed Tracts. WASTEWATER SYSTEMS No impact to wastewater systems on adjacent lots is anticipated from this system. RESERVED SPACE. Sufficient room exists to place replacement systems. DRAINAGE No impact on the drainage of the lot is anticipated from the proposed wastewater systems. All fills will be sloped to drain in the direction of existing drainage. The system will receive topsoil and seeding to prevent erosion. WASTEWATER SYSTEM DESIGN Percolation Rate: Test Hole #1, 2, 4 = less than 1 min/in. A sand filter is required. Test Hole #3 = 13.8 min/in. Per Table 1, A 90-48(S-1) Page 16, Test Hole 1,2, & 4, Loading rate(sand filter)(bed) = 0.7 gpd/sq ft = 215 sq ft/bedroom Test Hole # 3, Loading Rate(bed) = 0.5 gpd/sq ft = 300 sq ft/bedroom. Suggested System, Test Holes 1,2 & 4 = Bed. 4 bedrooms x 215 sq ft/bedroom = 860 sq ft. Suggested System, Test Hole 3= Bed. 4 bedrooms x 300 sq ft/bedroom = 1,200 sq ft. System to be installed in the strata which was percolated. Bottom of the system will be 6 inches into the strata which will be over 6 feet from the bottom of the hole. The Drainfields should be constructed to the Municipality of Anchorage Typical Bed Drainfield Requirements and Specifications(AMC 15.65).
