Soils test data reviewed by this department reveals that some proposed lots will meet the R-6 zoning in Case ZP-81-77. However, this department is recommending the zoning to be R-9 on all other rezoning cases listed. Essentially one test for each lot. Ali lots must have an area of 10,000 ft 2 with a slope less than 25% available for absorption field replacement. The one slope exception ]nay be Lot 1, Block 3 which has been expanded in size to 3 aereSo Soil pero test rates have been adjusted by soils engineer to mandate a 50% size increase over standard design, thus any sewer system permit will include this over degign feature. This proposal is within the boundaries of suitable, to margi- nally suitable soils for on-site sewer eystems as delineated in the proposed Hillside Waste Water Study° Data submitted to-date indicates the proposal will support on-site sewer and water facilities. Subsequent soils data obtained from individual lots in the proposal indicates the soil is acceptable for on-site disposal. The new proposed lot size supports an original on-site sewer system and two(2) replacement sites. One area has a very high slope ratio. Therefore, this parcel was expanded in size to 137,500 square feet. Les N. Buchholz, R.S. ZP-81-80: A request to rezone approximately 106 acres from R-6 to R-lA. CU--81--82: ZP-81-85: A request for final approval of a conditional use permit a fire vehicle maintenance facility in the D-2 zone. A request to rezone approximately 1 acre from R-4 to B-3. to ZP-81-86: A request to rezone approximately 40 acres from PL1 to R-0. The cases listed below do not have public sewer and water and this department cannot support the requested zoning. ZP-81-77: 8 A request to to R-6. A request to to R-6. A request to to R-6. available rezone approximately 15 acres from R-8 rezone approximately 5 acres from R-8 rezone approximately 5 acres from R-8 The R-6(1¼ acre) lot size is not adequate due to the soils, lack of readily available water and slopes. The lots will need to be larger, 2.5~ cres, to assure ~dequate area for sewer systems, less draw on the diminishing water supply and room to build are the mnmenities on sloping properties. Rolf R.
