RE: South Slope Subdivision
Mr. Lin:
Attached are two copies of the Concept Plan for South Slope Subdivision. We
have marked suitable leach field locations (in green) on each drawing.
As you can see each leach field location was chosen using several standard
criteria:
1) Natural Slopes that of under 25%
2) Areas not natural in drainage courses
3) Areas accessable to the house
4) Areas allowing gravity flow
Each lot has been provided with at least two leach field locations. Where
natural conditions of a lot did not permit all of the above criteria to be met,
areas that could be easily modified have been chosen.
It should also be noted that the locations shown are many times the area
necessary for a successful absorbation area. The leach field itself could be
located anywhere within any of these large areas.
With the large suitabAe areas available and good soil conditions we foresee no
problem with on sit astewater disposal.

SOILS FOR THE PROPOSED SOUTH SLOPE SUBDIVISION
Enclosed are the results of soil testing performed by Alaska
1 Environmental Control Services, Inc. (AECS), on SW 1/4, SE 1/4,
Section 24 and N 1/2, NE 1/4, Section 25.
I:T::e;.! .II
This area is located in the Eagle River drainage, north of
approximately Mile 7 on the Eagle River Road. A small tributary
stream is located along the eastern boundary of the subdivision.
Elevations range from 460' to 12001. Slopes over most of the
property exceed 25%.
Vegetation in the lower areas is primarily white spruce,
cottonwood, and white birch. The approximate center of the
property had been cleared of vegetation to prove up homestead
claims. Alder has pioneered in this area. The upper reaches of
the property approach treeline.
This investigation found medium dense to dense sands and gravels
in all the areas tested. No ground water was encountered.
DISCUSSION:
Tests were performed in conjunction, with the requirements set
forth in "Design Manual for On -Site Wastewater Treatment and
Disposal Systems" published by the E.P.A. The testholes were dug
by a track bulldozer with a backhoe attachment on October 31,
1984.
The objective of our testing was to determine the soils
suitability for on-site septic systems. The important soil
characteristics are: 1) Soil depth (depth to bedrock); 2) Depth
to groundwater; and 3) Percolation rate.
Refer to the Appendix for individual testhole soil logs.
SHALLON SOIL: The results of our testing indicate that bedrock
depths will not be a limitation in design and installation of
on-site systems.
1200 West 33rd Auenue, Suite B • Anchoraqe. Alaska 99503 • (907) 561-5040
SOIL WATER: No ground water was encountered.
PERCDLATION RATE: All areas tested had visually rated soils of
150 square feet per bedroom or less.
ODNCLIIS IONS :
Based on our testing we conclude that the most limiting factor
for development in the subdivision is slope. Tested areas were
chosen with 25% or less slope. However, these benches are
discontinuous and in the case of THO and 5, are approximately in
the area of a proposed access road. Good soil in TH# 6 was found
at a relatively shallow depth from 0.5' to 3.5'. An engineered
design with mounded cover and/or lift station may be necessary.
THOS 5 had good soil from 0.5' to 6.0'. Depending upon location
of the housejan engineered system with a lift station may be
required. Mich care will have to be exercised to develop this
subdivision as the selection of building sites, roads and drives
may eliminate the suitable areas for septic systems.
Sincerely,
9&-P—
Dennis Roe
