Dames & Moore 800 Cordova, Suite 101 Anchorage, Alaska 99501 Subject: Preliminary Analysis - Subdivision of Government Lot 14 into Lots 14A and 14B T13N R3W Section 26 In accordance with our meeting last Friday with Mr. Erv Terry and your associate, Ted Hammer, on the above named subject, my preliminary analysis of your proposed subdivision is as follows: (1) Soil test results indicate that the lots will likely support on-site wastewater disposal. In the future, please show field notes for percolation tests on the soil log forms. (2) The Department would require community water as a condition of our approval, as opposed to single-family wells. (3) The cesspool located on the now unsubdivided lot would have to be properly abandoned. These results apply to single-family residences only. A complete review will later be undertaken by our Department as part of the platting process, including a walk-through of the property, and will look forward to working with you at that time. Robinson Hunlcipality cfi Anchorage 825 L Street Mail Stop 6-650 Anchorage, AK 99502 Dear Mr. Robinson: On November 1-2, 1984, we performed a soils investigation and flour percolation tests for Lot 14, Section 26, I13N, R3W which is located between Baxter Road and Campbell Field Airstrip Road in Anchorage, Alaska. The o~ner plans to subdivide this lot into flour lots for development cfi single family dwellings with onsite water and sewer. Four test pits were dug with a backhoe on the lot and subsurface conditions were logged at the locations indicated on the attached site plan. A copy of the flield soil logs is also attached. Ail four holes encountered similar soil conditions ~hich consisted cfi a 1-3 foot peat layer over sands and gravels with a trace to some silt. The silt content below 4 feet was estimated at less than 5 percent, and subsequent percolation tests confirmed a relatively small silt content. The soils below the peat layer were dry to slightly moist and there was no evidience that the water table ever rises to the depth cfi the bottom of the test pits. Frost penetration was noted at 1 to 1-1/2 inches below the ground surflace at the time cfi the investigation. 1-inch diameter PVC pipe (slotted) was placed full depth in each test pit prior to backfilling. Four percolation tests were run at a depth of approximately 4 feet below the ground surface, one near each of the test pits. The percolation tests were run in accordance with the specifications set forth in the EPA design manual entitled "Onsite Wastewater Treatment and Disposal Systems", (October 1980). Table 1 presents the results of the percolation tests, together with the adjusted soil rating to be used flor drainfield design. Robinson Page 2 Dames & Moore It should be noted, the apparent iow percolation rate measured near Test Pit No. 1 was caused by a local zone of siltier soil. The soil at the same depth within the test pit (approximately 3 Feet Form the pert test) was logged as a relatively clean sand and gravel mix. Ne believe this locally, less permeable zone, may be an anomoly within a strata of relatively perme- able soil. Approximately 24 hours after the investigation was completed, the standpipe piezometers were ail found to be dry. Based on our findings, we believe that adequate sanitary drain Fields can be designed for the development described above. The o~ner is direoted by copy of this letter to comply with the Following Hunicipal requirments: o Drain Fields must be located within 10 Feet of the peroolation tests o Individual wells For on-site potable water must be located at least 100 feet away From the drain Field o A community well must be located at least 200 feet away from a drain Field o other requirements as appropriate We hereby request approval for on-site sewage disposal for the develop- ment described herein.
