Ref: Proposed Septic System Upgrade for Mountain Valley Estates #1; Block 5, Lot 19 Ms. Carroll: The existing 4 -bedroom house is served by a private well and holding tank. Per conversations with the owner, they would like to get off of a holding tank and install a septic system if possible. We are proposing to install a new Infiltrator IM -1060 single -compartment septic tank or Infiltrator 1530 two-compartment septic tank, a new Infiltrator IM -540 septic tank (single -compartment - to be used as a lift station), an ATS -6 Quanics Aerocell unit, with Quanics, controls, and a drainfield. One test hole was excavated on the property and the drainfield is designed within its 30 -foot radius. Comments regarding the design are summarized as follows: 1. SOILS: See attached 2019 test hole by Garness Engineering Group, Ltd. which shows the soil classifications, percolation test and groundwater monitoring. Our soil log shows there is 2 to 2.5 feet of organics (disturbed — fill?) and then another 3 feet of organics -peat to a depth of 5 to 5.5 feet. Below the organics, we found a silty soil with some gravel in it which we classified as a ML to GM soil. We attempted a perk bench in this ML to GM soil the day after the test hole was excavated; however, the perk bench at 6 feet deep was found to have water in it. It is unclear if the ML to GM soil are "impermeable" since a percolation test cannot be performed in the saturated soils; therefore, we are going to assume the soil is "impermeable". We did perform a percolation test in the undisturbed organic -peat layer and determined the percolation rate to be 6.2 minutes/inch. We are proposing to use horizontal conveyance in this peat layer. 2. DRAINFIELD DESIGN: See the attached design drawings for the drainfield specifications. We have recently met with you (Rebecca Carroll) regarding this design and discussed your initial review comments. Based upon our conversation, we are proposing that a 5 -wide trench be excavated to where the ML to GM soils are encountered. All organics are to' be removed from the bottom of the excavation and then MOA approved sand filter added so as to create adequate separation to groundwater and impermeable soils. Based upon our conversation, you had no objection to this design approach. After placement of the MOA sand filter, clean, washed drainrock will be used to construct a 5 -wide drainfield (see cross-sectional detail drawing). We have also had a recent phone conversation with you regarding the horizontal conveyance to determine the effective absorption area. Base upon our conversation, you stated we could use both the downhill and uphill sidewalls of the trench for horizontal conveyance for the treated effluent. There may be a larger zone of horizontal conveyance than 2 -feet (vertical sidewall) on the downhill side of the trench (maybe closer to 2.5 feet), but for this design, we will conservatively assume only 2 -foot. It is our assumption that by the time the effluent from the trickling filter passes through 2 feet of MOA approved sand filter, the effluent will meet MOA Category III effluent standards which will allow us to use a higher application rate. We are proposing to use a Category III application for this design which is 5.0 gpd/sq.ft. In short, we would need a minimum of 120 sq.ft. of drainfield (600 gpd / 5.0 gpd/sq.ft.) for this design. Based upon horizontal conveyance of the treated effluent (using uphill and downhill absorption), this design provides a total of 80 LF of trench sidewall length times a total of 2 feet of effective absorption area which equates to a 160 sq.ft. of absorption area. 3. SURFACE WATERS: There is a creek located to the north of the property approximately 65 feet from the test hole location. The septic system in its entirety is located at least 50 feet from this creek. It should be noted that the location of the creek shown on the MOA wetlands map (at the south end of the lot) is incorrectly located. We have requested from the MOA Watershed Management Department to update their watershed mapping to reflect the actual location of the creek. The MOA Watershed Department has sent a representative to the property and revised the wetland map for this area. Attached is an email and updated map for your review. 4. TOPOGRAPHY: We have recently taken grade shots on the property to make a cross- sectional detail drawing to reflect the average slopes on the property. Attached is this cross- sectional detail drawing. Based upon our shots, the slopes just uphill of the drainfield range from 25-30%. The drainfield is to be installed at the base of this slope where the slopes transition to approximately 15%. We shot grade shots 50 feet downhill from the proposed trench and found the average slope to be approximately 25% (elevation 86.60 — 74.40 = 12.2' elevation difference in 50 feet = 24.4% slope). As can also be seen on the cross-sectional detail drawing, we are proposing that the downhill grade of the slope will be at a 45% slope (2.2 : 1) and we have shown an imaginary 46% slope line starting 2.5 feet above the distribution line on the drawing. In short, the imaginary slope line does not daylight 50 feet downhill of the proposed trench. The entire mounded area and all disturbed areas are to have 6 inches of topsoil and the entire area be revegetated. This work will be done in the spring of 2020. There definitely is a stream to the north. There was too much snow up there to map it accurately. I have attached a VERY ROUGH sketch of the route. It splits into a least two channels more or less due north of the shed. The channels are to the north of the test pit. The residents appear to have tapped into it as an auxiliary water source up by the road so they should have at least a rough idea of where the stream is. Where the channel turns to the north, it has been ditched and it very obvious in the contour and DEM data. The existing stream mapping, shown in blue, is incorrect between the arrows. He confirmed that there is no culvert to the south and that stream flow is directed to the north, via the road ditch, to the culvert at 4240 Johnny. To confirm where flow continues from here, through your client's property, we would need to be perform a site visit. We are happy to try and do this early next week, if you can help obtain permission for our site visit. The owner does not need to be present unless they want to be. Downstream of the subject property, the stream channel is readily apparent, both in our GIS layers and on the ground and along Birdsong Drive. The AWWTS shall be maintained in a satisfactory condition capable of performing as designed and producing treated septic effluent in accordance with the equipment's approval for operation in the Municipality. CLR It shall be the responsibility of the Owner during the term of this Agreement to pay for all repair(s), maintenance, adjustment(s), replacement costs, and inspection costs. This includes an annual maintenance fee (typically $400 to $600). CLR Owner agrees that only maintenance and repair personnel approved by the Municipality or the manufacturer's representative will inspect and make any necessary maintenance, repairs or permitted alterations to the system. HOLDING TANK To whom it may concern: The existing 3 bedroom house is served by a private well and septic system. The drainfield is operating in a surcharged state and must be upgraded prior to obtaining a Health Authority Approval for the purposes of selling the house. Two test holes were excavated on the property and the soil conditions were found to be unsuitable for an onsite septic (see attached soil logs). Given the site restrictions it is my recommendation that your department allow us to install a 3000 gallon holding tank. We chose a 3000 gallon tank due a local pumper's hauling capacity of 3000 gallons. The new holding tank will be installed near the northeast house corner in order to maximize the distance to the existing surface waters. SURFACE WATERS: There is a surface water source originating from a lot to the west (appears to be Lot 14, Block 3, Mountain Valley Est.) which flows along the west road ditch of Johnny Drive. From our site visit it appears that this water flows under Jotmny Drive near the northwest corner of the referenced lot. From the northwest corner the water flows east along the lots' north property line. The approximate location of the surface water is shown on the attached site plan (see attached site plan). Based upon our assessment of the site there does not appear to be suitable soils, and/or adequate space available, to support a conventional or innovative septic system. An innovative septic system would be a risky installation at best. In short, it is my recommendation that a holding tank be installed.
