INTRODUCTION
This report is the result of field investigations conducted on 2uly
3, 1973, on properties in the Sand Lake area of Anchorage known as Hansen
Sand Lake Addition, Lot 13. The area comprises about 1.96 acres. The
purpose of the investigation was to determine feasibility of the proposed
resident<al development.
SITE" DESCRIPTION
The property under investigation is in its natural state and fronts
the South side of 74th Avenue, a gravel street. There is a home site on
the West boundary and some development in adjacent areas within reason-
able distance of all sides of the property. Most of the area is covered
by dense'trees of birch and spruce. Good drainage exists to the North.
"FIELD INVESTIGATION
Soils investigation consisted of two test trenches dug with a Case
580 Backhoe. Visual inspection was.made and logged in this report.
"SUBzSURFACE CONDITIONS
The U. S. Geological Survey Bulletin 1093 defines soils in the
area as Pre-Wisconsin pitted outwash. This is defined as deposited,
horizontally stratified sand and gravel materials overlaying a ground
moraine. They are located within defined areas between Spenard and
Campbell Creek, boun.dgd by silt deposits and swamp deposits. Test
trenches confirmed these findings, revealing very homogeneous brown fine
sands representative of the area. No water or seepage was encountered.
These sands border on frost susceptible material; however, no hydrometer
tests were done to confirm this. Material was moist, non-cohesive, and
non-plastic to the touch, presenting a clean appearance.
CONCLUSIONS AND RECOMMENDATIONS
We conclude that the area under investigation is suitable for the
proposed residential development. On-site disposal of sewage is feas-
ible; however, plans should be initiated to provide public sewer service
to the property within a period of about five years from the date of
development of private systems due to the fine-grained nature of these
soils. Since the area is high ground and the soils homogeneous, perco-
lation rates' should be adequate with a design factor of 125-150 square
feet per bedroom.
U. S. Geological Survey reports on the availability of ground
water reveals confined deep aquifers from 200 through 400 feet in depth
with moderate yields and poor, low permeability aquifers at shallower
depths. Sand Lake School well'produces 50 gpm at 334 feet. Other wells
in the shallow aquifer ~roduce from 3 through 10 gpm at 40 through 140
feet in depth.

tutes the permit required under AS 46.03.720(a) for approval
of the sewage system.
WATER DISTRIBUTION
As required by 18 AAC 80.100, the department is issuing a cer-
tificate approving construction of the water distribUtion system.
The "Approval to Operate" section of the certificate must be com-
pleted by a representative of this department prior to serving
water through the system.

My shop and pipe yard is located on Lot i Hansen sand Lake
located I lot south of the Bi-Lo Grocery on Jewell Lake Road.
There is also a "Land Use Permit" issued by the Borough for
a service station to be moved Onto the north side of this land and
it is in the process of being moved at the present.
You are proposing to zone this property R-1. I strongly ob-
Ject to this. This property should be B-1.
First, I had bought this shop at Tract B, Town and Country at
the end of Cutty Sark. I checked with the subdivision covenants and
they stated that this Tract B would be reserved for the shop. I
started renovating the shop and spent $1,300.00 to McKinley Fence
for posts and concrete before I was informed by Mr. Milligan, with
GAAB planning staff, that I would have to remove the two story
building. Foote's House Moving moved ~his building in the dead of
winter at a cost of i$1~200o00~ this cost of $2,500.00 is money down
the drain.
'This property abuts B-1 property and faces Jewell Lake Road and
it isn't feasible to be zoned R-1 at the prevailing price of property
in this area.
Your urgent attention and fore-site would be most welcome be-
fore zoning this business property R-1.
