1. The existing well and on-site wastewater system serving Lot 3 are not
permitted, and have not been approved by DHHS. Prior to approval of the
request, the applicant must take necessary action to bring these unapproved
systems into compliance with on-site water and wastewater disposal
regulations. Reserve site requirements also apply.
2. Supporting documentation on water availability must be submitted.
3. Lots 4 and 5 require on-site system designs which meet all the
requirements of AMC 15.65 (Scaled site plans showing proposed system
locations and corresponding test holes are required. Test holes are valid
for a radius of 3(/ft.).
4. A plat note shall be added stating: "Lots 4 & 5 shall be developed for a
maximum residence size of 3 bedrooms".
5. The approved designed on-site systems for Lots 4 & 5 shall be located
on the plat with a note stating that the areas are unavailable for use as
driveways, parking areas, or structures.

Septic System Site Plan
Dear Tom:
Attached is the septic system site plan, backup testhole information and
percolation data for Lots 1 through 5 of Hokama Heights Subdivision,
Addition No. 1. Testholes were originally dug in March of 1994 with most
of the field data collected at that time. Monitor tubes placed in March of
1994 were monitored for groundwater elevation during breakup of 1994
and the following summer. No accumulation was noted at any time.
Groundwater does not appear to be a problem in this subdivision.
Only 1 testhole was excavated on Lot 4. Based on the uniform results
found in all the testholes throughout the subdivision, however, it appears
safe to assume that soil conditions on Lot 4 are also uniform. If necessary,
additional testholes can be excavated to verify this assumption.
Soil conditions in the subdivision are generally silty sands with percolation
rates ranging from 31 to 60 minutes. A total of 19 testholes have been
excavated over the entire subdivision with similar soil conditions found in
every hole. A shallow layer of organic material is underlain by the silty
sand. Though not ideal conditions for absorption trenches the proposed
lots will support onsite septic systems.
The surface of Lots 4 and 5 slope rapidly from north to south. At times the
slope exceeds 30%. For this reason we chose to identify three septic
system sites for each lot. These sites are placed in locations which provide
a minimum 50' separation distance from a 25% slope as mandated by
Municipal Ordinance. The surface on the remainder of the lots is much
flatter with slopes ranging from 4% to 6% in a north to south direction. We
have identified 16,000 square foot reserve areas for septic systems on Lots
1, 2 and 3 as any location within these reserve areas appears acceptable

for an absorption trench.
The systems designed for Lots 4 and 5 are 5' wide shallow trenches and
designed for three bedroom homes. The laterals in some cases are located
6' below the surface as the best material is found at this depth and
additional distance is provided from the steep slopes. None of the slopes
near the systems exceed the 25% maximum.
The existing home on Lot 3 is currently served by a system which does not
meet current Municipal requirements. Previous correspondence indicates
this system must be upgraded before this subdivision can be recorded. We
have attempted, however, to utilize the well on Lot 3. Sufficient space is
available outside the 100' protective radius for the 16,000 square foot
reserve area. The protective radius and reserve area are shown on the
attached site plan.
The wells serving the proposed lots must be located in the northern
portion of the lot to provide the required 10ft separation distance from the
septic systems. The systems are also located at least 100' from wells
located on adjacent lots. It may be necessary to place the wells on Lots 1
and 2 in the Landscaping Easement to provide the minimum 100'

RE: Hokama Heights, Addition # 1, preliminary plat.
Concerning Griffin Road.
This letter serves to clarify our position that we propose to not access Griffin Road or
construct Griffin Road along the south boundary of this subdivision, as we also did not on
Hokama Heights short plat, recorded P-94-119, case S-9575. The reasons are;
1) It makes good common sense for the driveways to access through our proposed access
easement to a common driveway approach onto DeArmoun Road, on the northwest
comer of lot 3. An access point here conforms to safety regulations and sight distances.
We also are proposing a 30' natural landscaping easement adjacent te DeArmoun Road
to help screen the driveway.
2) The side hill slope of the terrain along the Griffin Road right of way to the east and to
the west is extremely steep, as shown on the topo map. A safe and legally conforming
road along this corridor would be prohibitive to build, and for no ones benefit.
3) Griffin Road is not needed for any future growth potential, due to topographical
considerations. The terrain south of Griffin is a steep bluff that descends down into the
Rabbit Creek drainage. Currently the owners to the south of this parcel have a gravel
driveway type of road built in the right of way that services them properly and adequately.
Concerning Tract "A'.
At this time, we are not developing Tract 'A'. Tract 'A' is a part of_this plat only because
of the DeArmoun Road R.O.W. dedication, as per this plat. We request that no soil
testing or road construction be required for this Tract. We are willing to put a note on the
plat stating that Tract 'A' can not be developed at this time. At a future date, Tract 'A'
will be subdivided into 4 lots, with a cul-de-sac at the north boundary line with Bager
Lane.
