SepƟc Tank and Drainfield Design
Project NarraƟve/DescripƟon:
Summit Estates Block 2 Lot 10, beƩer known as 5481 E. 98th Avenue, is an exisƟng 4 bedroom
residenƟal property. According to available as-built informa Ɵon, the residence has an exisƟng sepƟc
system that should consists of two (2) sepƟc tanks connected in series to a secƟon of Deep Trench
absorpƟon field.
The original system was installed someƟme prior to 1977, because records indicate it was
upgraded in 1977. The 1977 upgrade consisted of adding an addi Ɵonal sepƟc tank and a new trench
drainfield. This does not match current observaƟons in the field or the recent asbuilt survey. It appears
only one tank is present. If differing condiƟons are discovered during construcƟon, it will be noted on the
asbuilt drawings. However, the enƟre system is in need of replacement and will be upgraded to current
standards.
Based on the new asbuilt survey, the exisƟng sepƟc tank is located within the 100-foot
separaƟon radius from the private water well on the property. The ExisƟng Well is located near the SE
corner of the residence, approximately 75 horizontal feet from the exisƟng SepƟc Tank. ShiŌing the
locaƟon of the new sepƟc is part of the design plans to increase the separa Ɵon distance. The new tank
will be located approximately 86 feet from the exisƟng well, and therefore a waiver will need to be
approved for construcƟon. Well Radii are shown on the design plans.
A porƟon of the exisƟng drainfield is located outside of the property lines and within the ROW of
E. 97th Avenue. This will be addressed in the re-design.
The 100-foot separaƟon radius from the adjacent propertys well is shown on the design plans.
There is only a narrow area available for the construcƟon of the new drainfield. See design drawings.
A soil invesƟgaƟon was conducted on site on September 21,2025. A Single test hole was
advanced and a percolaƟon test was performed. The Test hole was excavated to a depth of 17 feet and
indicated +/- 6 inches of Organics/top soil above GW soils to a depth of 17 feet. No water table or
bedrock was observed during the soil test. The PercolaƟon rate was determined to be 2 minutes/inch.

Design CalculaƟons
Flow Rate: 4 Bedroom Main Residence at 150GPD/Bedroom
- Design Flow = 4 bedroom X 150 GPD/bedroom = 600 GPD
SepƟc Tank Size: Minimum Tank Size shall be 1000 gallons plus 250 gallons for each bedroom over 3 per
AMC 15.65.205
- 1000 + (250) = 1250 gallons
PercolaƟon Rate: Soil TesƟng indicated a percolaƟon rate of 2 min/inch.
ApplicaƟon Rate:
- Per AMC 15.65.210 Table 2 for ConvenƟonal Subsurface Disposal Fields, The ApplicaƟon Rate
for soils with percolaƟon rates of 1-5 Minutes/inch shall be 1.2 gallons/day/square foot.
- Design ApplicaƟon Rate: 1.2 gallon/day/square foot
Drainfield Area:
- (600 gallons/day) / (1.2 gallon/day/square foot) = 500 Square Feet
Drainfield Design: Deep Trench
1. The EffecƟve AbsorpƟon area of deep trenches is calculated as the area of the sidewalls below
the invert of the distribuƟon pipe.
- Required EffecƟve AbsorpƟon Area = Length of Trench x EffecƟve Depth x 2
2. An EffecƟve Depth of 7 feet will be uƟlized for this site.
3. Minimum Trench Length: L = 500/7/2 = 35.71 = 36 feet
Variance Request:
Due to site constraints and available construcƟon space, a variance will need to be approved for the
installaƟon of the new SepƟc Tank. The new sepƟc tank will be located 85 linear feet from the onsite
water well. This is within the code mandated 100 foot separaƟon distance. There is no available area
on the property for construcƟon of a tank that would be outside the 100 foot radius. However, the
proposed tank is further away from the well than the exisƟng tank improving the separaƟon
distance. Also, water analysis indicates that current levels of Nitrates/Nitrites are below detectable
levels. Replacing a failing tank with a new tank will help ensure this remains true. Furthermore, the
proposed tank locaƟon is down grade from the well locaƟon. Any potenƟal overflow situaƟon would
not approach the well locaƟon.
Also due to site constraints and available construcƟon space, the longitudinal length of the proposed
drainfield will not be aligned directly parallel to the exisƟng grade contours. The onsite well radius and
the well radius of the adjacent property create a narrow strip of land that is available for drainfield
construcƟon. If the drainfield were rotated parallel to the contour of the land, it would encroach into
the protecƟve radius. The proposed drainfield is aligned as parallel to the contour as possible. The soil
test hole indicated a consistent layer of GW soils to a depth of 17 feet. The deepest porƟon of the
proposed drainfield will be approximately 5.5 feet above the boƩom of the test hole. A confirmaƟon
test hole will be advanced in this area prior to installaƟon to ensure necessary 6 foot separaƟon from
any potenƟal confining layer.

A percolation test was perfomed on the subject property
and the test showed that the system did need upgrading.
I ran a file search and could not find any information
on the existing system.
In order for this department to draw up an upgrade for
the existing on-site sewer system a soil test must be
performed and brought into this office.
