Ref: Summit Estates; Block 3, Lot 10 — Re -inspections and movement of drainfield
To whom it may concern:
Prior to installation of a new drainfield on the subject property, a pre -construction layout was
performed. During the layout, what was believed to be a surveyed easement, was in fact a
surveyed lot line. After receiving the post -construction as -built survey, it became apparent that
the new drainfield encroached 5' feet into the utility easement. Per conversations with the
owner, Barb Jacobs, she would not sign the letters of non -objection and required that the
drainfield be moved. On 2/4/2020 A+ Home Services excavated and "moved" the existing
drainfield outside of the easement. Garness Engineering and MOA onsite employee Tim
Ecklund performed inspections of the drainfield. Attached is a survey by Shane Holt, PLS
showing the new grainfield pipes outside the easement.

Ref: Proposed Septic System Upgrade for Summit Estates; Block 3, Lot 10
To whom it may concern:
The existing 3-bedroom house is served by a private well and septic system. Per MOA records, the septic system
was installed in 1976. An adequacy test was attempted on the subject drainfield and it was deemed to be failed
because the liquid level in sump and septic tank were at approximately the same elevation. During the excavation of
the testhole, a new cleanout and monitoring tube were installed in the existing drainfield, after which it was
determined that the existing drainfield encroaches on groundwater, and the configuration of the drainfield does not
match the MOA records; therefore, we are proposing to decommission the existing septic tank and drainfield and
install a new 1000-gallon HDPE Greer Tank septic tank(rated for 10' burial) and dual shallow trench type drainfields.
One testhole was excavated and the drainfield is proposed within its 30-foot radius. Comments regarding the design
are summarized as follows:
1. SOILS: See attached 2019 testhole by Garness Engineering Group, Ltd. which shows the soil classifications,
percolation test and groundwater monitoring.
2. DRAINFIELD DESIGN: See attached design drawing for drainfield specifications.
3. SURFACE WATERS: There are no surface water concerns.
4. TOPOGRAPHY: There are no topography concerns.
5. WAIVERS: The proposed drainfield and tank are less than 10 feet from the lot line. We request that your
department issue a variance of 0.5 feet from the drainfield and septic tank to the lot line. Additionally, the proposed
drainfield may be less than 10 feet from the existing drainfield, therefore we are requesting a 5' variance.
Justifications for granting these waivers are as follows:
• The proposed tank and drainfield will meet MOA code required separation distances from the well and septic
system located on the lot to the east(Summit Estates; Block 3, Lot 11)
• The lot line waiver will help maximize the separation distance from the existing drainfield and septic tank
• The proposed septic tank will be further than the existing septic tank from the well.
• The proposed septic tank will be HDPE
• The existing drainfield will be abandoned in place,therefore,a 5'separation distance will cannot effect future
performance
• After the primary treated effluent reaches the abandoned drainfield, it will have passed through 5 feet of soil,
thus improving the effluent quality and limiting the risk of groundwater contamination.
• Water samples were pulled by GEG on 7/16/2019. Nitrate levels were 0.263 mg/L.

Summit Estates Subdivision, Block 3, Lots 9 & 10, Anchorage, Ak
Dear Mr. Dahl:
We are submitting herewith the test boring results and our con~ents
regarding soil conditions encountered at the subject site. This in-
vestigation was performed in accordance with your request of October
15, 1976 and those procedures outlined in a letter dated July 15, 1975
by Mr. Rolf Strickland of the Municipality of Anchorage, Departraent
of Enviromental Quality.
Two test holes were bored, one on Lot 9 and one on Lot 10, for the
purpose of defining general subsurface soil conditions for the proposed
sanitary systems. Drilling was accomplished with an auger type drilling
rig and the test holes were extended to a total depth of 19 feet, each,
below ground surface. The final log prepared for the test holes has
been included in Drawings A-01 and A-02.
Groundwater was not encountered in either test hole while drilling.
