the following cases and has these comments:

does not satisfy preliminary plat submittal
requirements specified by AMC 21.15 and AMC 15.65.
Specific deficiencies include but may not be limited
to:

Dear Mr. Smith:
The proposed sept~ upgrade will have very limited impact on adjacent properties [or the
following reasons:
1. The lot is a large tract allowing sufficient room for septic sites and limited
contamination potential.
2. Immediate neighboring septic systems are all +30' distance.
3. Reserve space is adequate, due to lot size.
4, Drainage wi. Il not be effected and is not a major consideration in our design.
Thc scpfic system for this lot is designed to be instnllext on a 33% (t8°) slope. We require a
variance !roan the 25 % maximum as there are no areas on this tract that are below 25%. The

A three lot subdivision of the 36 acre,
Tract A, Overlook Estates
Dear Mr. Smith:
On behalf of our client, Mr. Fred Fortier, we are applying for a review of proposed subdivision
for the above referenced property.
The project consists of a 36 acre tract which is proposed to be split into three lots. Soils, lot
size, water table and well production are adequate for the subdivision proposed. While the lots
and reserve area are steep (25-35%), it can be demonstrated that the slope aspect does not
preclude development of the lots for on-site septic waste disposal.
Proposed Lo(~, has an existing home with a recently approved water and wastewater system.
As previously discussed by telephone, we are basing the approval of Lot 3 on the fact that it has
a currently approved system, which included water table monitoring and that the existing,
permitted reserve area is adequate for the intended usage of the lot.
Proposed Lot 2 contains two test holes logged by EBA Engineering, and was also issued a
permit number SW930449 to construct a wastewater system on October 26, 1993. A third test
hole was excavated by ERES to verify soils and water table, and expand the reserve area into
a section of the property that would be a logical area for leachfield construction, based on
proposed house location. Based on our input, the developer has reconfigured this lot to
encompass the most suitable area.
Proposed Lot 1 has a previous test hole by EBA Engineering that was located within the 100'
stream setback. ERES performed a second test hole to verify a 12,000 SF reserve area exists
on this lot. This lot has an even more acceptable slope aspect and would certainly contain
+ 12,000 SF of reserve area for on-site sewage disposal.

All three lots show an acceptable soil rate and water table level. As discussed with you
previously, water table levels, while taken in November, reflect an accurate high level picture
due to the 1993 late freeze-up and corresponding delayed water table rise evidenced this year.
The Overlook Subdivision has a history of acceptable soils and water table levels. The slope
restriction can be overcome by attention to design and leachfield location. This is evidenced by
the issuance of permits for the two steepest lots. All three lots are very large.
Water availability for private home development is evidenced by the existence of a satisfactory
well on Lot 3, and the neighboring Overlook Estates wells for which we have attached logs.
For these reasons we recommend approval of this subdivision. If you have any questions please
