The subject lot was issued a permit on 3/24/2020 and the system was installed on 12/8/2021.
During the installation, the lot line was flagged, and it was believed that the drainfield was
installed 10' from the lot line. However, a survey was completed by Ken Lang, PLS on 2/9/2022
and it was noted that the drainfield cleanout is approximately 8 feet from the south lot line. We
are requesting that your department issue a variance from drainfield to lot line down to 7 feet.
Justification for granting this waiver is as follows:
• The drainfield does not encroach on a neighboring well and/or septic system
• Granting the requested waiver will not prevent the development of the lot to the south.
• The drainfield runs perpendicular to the lot line.

To whom it may concern:
The existing house is served by a private well and septic system. Per conversations with the
owner, they are demolition the existing structure and constructing a new 3 -bedroom home. We
are proposing to install a new 1,000 -gallon HDPE Greer Tank rated for 10' burial and a deep
trench type drainfield. Comments regarding the design are summarized as follows:
1. SOILS: See attached 2019 testhole and site plan by Forge Engineering. As can be seen on
attached soil log and site plan, the drainfield is designed around "Test Hole A". A GEG site visit
was performed on 3/17/20 and the testhole was found to be dry.
2. DRAINFIELD DESIGN: See attached design drawing for drainfield specifications
3. SURFACE WATERS: There are no surface water concerns.
4. TOPOGRAPHY: There are no topography concerns
We are unaware of any adverse impacts this installation would have on adjacent wells or septic

Subject: Ozzie's Knoll Subdivision, Lot 1A
Septic System Feasibility Study
Dear Denise:
Three test holes were placed on Lot lA, Ozzie's Knoll Subdivision in mid-October of 2019. The
purpose of the test holes was to determine if septic systems could be placed on the lot for a potential
lot split and the development of two lots. Test holes were placed on each proposed lot in areas
that seemed appropriate for septic locations. Monitoring tubes were placed in the test holes and
groundwater monitored over time. The test holes were completed to 15' to 17'. No bedrock or
impervious soil tenses were encountered in any of the holes. In addition, no groundwater was
encountered at any depth.
Soils were fairly uniform in the area, consisting mostly of silty, sandy gravel with varying amounts
of sand. Percolation benches were constructed between 3.5'-6' below the ground surface in each
test hole. The percolation cavity in each bench was prepared and presoaked in accordance with
municipal requirements. Again, results were very uniform in the area, with perk tests results falling
under 5 minutes per inch_ The percolation rate in Test Hole 2E was less than 1 minute per inch.
Individual test results are included on the attached test hole logs.
The property in general consists of a small 10' high knoll near the center of the property which
slopes gradually to the north and south at grades ranging from 15% up to around 25%. Most of
the area is in the 10-20% range, with a few portions steeper than 25%. Proposed lot sizes are both
greater than 40,000 S.F. each. Surface drainage is primarily to the north and south and toward the
boundaries of the lot. No standing water has been observed on the property and no drainage issues
are present. Septic systems will not be affected by storm water runoff.
Septic system reserve areas were calculated for each lot based on percolation test data and Table
7 of Municipal Code. Reserve areas of 10,000 S.F. are required on each lot. Nearly all of the
septic reserve areas designated are on slopes under 25%, but steeper slopes do occur. All
absorption trenches designed for this subdivision in areas where slopes greater than 25% are less
than 50' away will need to be constructed to meet the steep slope provisions of the Municipal Code
including vertical separation distances measured from the up -gradient side of the field, trenches 5'
or narrower, natural vegetation retained or erosion control measures taken, and the distribution
pipe placed sufficiently deep. Under these guidelines, these small sections of steeper slopes are
appropriate for development of septic system.

SUBJECT: Request For Well Distance Waiver To Existing Sewer System,
Lot 92, Section 15, T12N, R3W. S.M.
Dear Mr. and Mrs. Osgood:
Your request for a well distance waiver of 82 feet from your existing
private well to your existing seepage pit has been approved by Rolf
Strickland, Greater Anchorage Area Borough Chief Sanitarian, for the
following reasons:
1. The system has been functioning for approximately eleven
years with no apparent problem to any area wells.
2. The well is located on approximately 2 1/2 acres and there
is no apparent problem to any area wells.
3. The existing seepage pit is approxim4ely eleven .years old
and the Malls are probably somewhat plugged.
The 50 foot of drainfield you plan to add to your existing seepage
pit is to be located 100 feet from ,your well. This can be accomplished
by running cast iron sewer line out and connecting with perforated drain
tile.
We would like to advise you if you should sell your property in the future,
this department's approval could only be given if the sewer system is
located the required 100 foot distance away from the well.
We appreciate your interest in these matters. If you should need any
assisteace in the future, please do not hesitate to contact us.
