Box 196650 Anchorage, Alaska 99519-6650 Ref: As-built Package, Septic System Upgrade for Lot 3, Bk 1, Panorama Terrace S/D. To whom it may concern: Attached is the design package for the subject upgrade. Comments are as follows: 1. SOIL CONDITIONS ENCO~RED: Excavation for the trenches was begun at the south end of the east trench. Upon initial examination it was clear that the accepting soil profile (SW-SM) had thinned down to around 1 foot thick, furthermore, we had inadvertently passed through it during the excavation process. Above the SW-SM soil layer, and immediately below the organic layer, was a brownish SM soil (loam) which visually appeared to be a .8 gpd/ft2 soil. At that point I contacted DHHS and requested some guidance. Jim Williams, DHHS engineer, came to the site, physically inspected the soil conditions, and we discussed a course of action. It was decided that the sand filter (Lake Otis gravel) would provide access to the SW-SM soils, as well as the overlying SM soils. I believe that the average percolation rate for the two soil layers accessible through the sand filter is approximately 1 gpd/ft2. In addition, the thickness of the two layers is greater than 2 feet. The soil conditions improved as we moved north in each trench. In short, Jim Williams inspected the worst case encountered during the installation. See the attached photograph of the soil conditions at the south end of the west trench (#2). we attempted to stay on top of the SW-SM soil profile but found it difficult to define at times because it was interlaced with silt lenses. In short, over excavation occurred a number of times as the soil profile rose, Telephone: (907) 337-6179 · Fax: (907) 338-3246 · 8471 Brookridge Drive · Anchorage, Alaska 99504 dropped, thinned and thickened. Regardless, thru the major portion of each trench there is access, via the sand filter, to a two foot thick layer, or greater, of SW-SM soils (visual determination). See the attached photographs of the trench excavations. 2. PEPd~F~_BILITY OF UNDERLYING ML SOILS: As discussed during the design review, with Robby Robinson, the ML soil layer, underneath the SW-SM soil, was assumed to be permeable. The basis for this assumption was the fact that the old crib was installed to a depth of 10.5 feet and had worked adequately for almost 20 years. Consequently, no attempt was made to stay 6 feet above this soil profile. 3. GROUNDWATER CONDITIONS: Although no standing groundwater was encountered in the monitoring tube during testing (6/7/94), DHHS required a four foot separation from the weeping below the SW-SM soil layer. It was DHHS opinion that this weeping, which ponded on top of the ML soil (noted while doing percolation tests 5/28/94) constituted groundwater. The system was installed to provide a 4 foot separation from the shallowest weeps encountered. During excavation of the trenches, several test holes were dug in the bottom of each to determine where water was weeping. These holes were then filled with Lake Otis Gravel (sand filter material). Jim Williams, DHHS engineer, was present to inspect the weeping encountered in the south end of the east trench. 4. FEASIBILIT~ OF FUR~3RE UPGRADES: The probability of putting another conventional septic system on this property is unlikely due to the following factors: a. The limited lot size (15,300 ft2) coupled with the protective well radius, and the location of driveway severely limits available space for septic upgrades. See the attached as-built plan view for further clarification. b. Cutbank (3 foot drop) near the southwest corner of lot prohibits the installation of another shallow trench within 20 feet of the southwest property corner. There appears to be room for a 20-30 foot trench (5 foot wide), parallel to the west property line, but this would require a lot line waiver. This length of trench would be inadequate for any upgrade short of a "Biocycle", "Intermittent Sand Filter", or some other alternative technology. There is additional room, between the well radius and the new trenches, to install another trench approximately 30 feet long. Again, this trench would only be large enough to support an alternative technology system. A lift station would be required. Soils have no% been evaluated in this area. c. Shallowness of the trench installation (top of drainrock at/near ground surface) dictates that the future upgrade cannot go under the driveway. To do so would require considerable insulation and soil mounding in the driveway, which would render the already steep driveway unusable. It may be possible to re-route the driveway in the future, but the cost is probably not justifiable. d. Location of the old crib with Lake Otis gravel) occupies driveway and new trenches. (top removed and filled portion of lot between I have informed (via telephone on 11/12/95) the real estate agent, April Lee, Re/Max Properties, and the buyer, Larry Gulley, regarding the unlikelihood of a conventional upgrade on this lot. I also explained to Mr. Gulley that the average life of a new conventional septic system on the "hillside" is approximtely 8-9 years. In short, he has been informed of the potential septic system problems associated with this property. 5. REGRADING, TOPSOIL, AND RESEEDING: Some of the frozen soil chunks currently over the drainfield may catch surface runoff and divert it into the top of the drainfield. Next spring it will be necessary to regrade the new trench site, topsoil and reseed to ensure there is a protective cover over the drainfield to shed surface water. I have noted this on the HAA blue sheet. 6. SUMMARY: The installation of this drainfield required field decisions (discussed with DHHS on site) that varied from the original design. Every effort was made to provide a system which would meet the needs of a three bedroom house. A more conservative design could have been accomplished by installing another 30 foot trench along the west property line, starting just south of the driveway, and 20-30 feet from the cutbank (near southwest corner of property). The addition of another flow splitter, and valves at each trench ~6~ would have allowed the property owner to allow each trench to "rest" 4 months of the year. However, addition of this trench segment would use approximately 50% of the remaining absorption area needed for future upgrades (biocycle, intermittent sand filter, upflow filter??). In my opinion, the benefit of increasing the current system is outweighed by the need for a reserve area. I am open to any suggestions from your department. If you have any question, please call me a 337-6179. Sincerely,,/ Jeff~ A. Garness, P.E., M.S. TRENCH DESIGN: As can be seen from reviewing the percolation test results, the soil "perked" at 1-5 minutes/inch at the location/depth (SW, SW-SM soils) proposed for the system. /his corresponds to an application rate of 1.2 gpd/ft2, however, the use of a sand filter (to maintain a 4 foot separation to groundwater) dictates that the application rate must be reduced to 1.O gpd/ft2~ Since the home has 3 bedrooms, the total design flow is 450 gpd. eased upon this, the minimum amount of absorption area is 450 ft2, The proposed trench is 5 feet ~ide, 6 inches deep (drainrock depth) and 90 feet long, providing an absorption area of 450 ft2. 2~ LOT LINE WAIVER: Due to the limited space available for the upgrade I am proposing to put the south end of the new trenches only i foot from the south property line. The property to the south (Lot 2, Panorama Terrace) is a vacant lot~ Most of this lot falls within the 150 ft. radius of the class "C" well located on Lot lA, Panorama lerrace. Further Telephone: (907) 337-6179 · Fax: (907) 338-3246 · 8471 Brookridge Drive · Anchorage, Alaska 99504 complicating things is the fact that we don't know actually where the perimeter of the crib is. By moving the new trenches as far to the south as possible, we can maximize the separation distance to the old crib. The old crib will be abandoned by removing the top and filling it with filter sand. 4. SURFACE WATERS: There are no surface waters within !00 feet Of the proposed septic upgrade. 5. TOPOGRAPHY: There are no slopes greater than 25~ within 50 feet of the proposed septic system, except near the southwest end of the lot. Box 196650 Anchorage, Alaska 99519-6650 RECEIVED NOV 1 7 19'05 Anchora Dept, Health & 14urr Ref: Health Authority Approval. Lot 3, Bk 1, Panorama Terrace S/D. To whom it may concern: Attached is comments regarding the subject HAA 1. WELL TEST: The static water level in the well was 117 feet. Water was pumped for 4 hours at a flow rate of 5 gpm (1200 gallons). The. water level dropped 6 feet during the initial 10 minutes of the test to 123 feet and remained stable thereafter. In short, the well was recovering at a rate of 5 gpm. Based upon this data the well was deemed to be adequate for a 3 bedroom house (450 gpd). 2. DEPTH OF WELL CASING: There is no well log on file at DHHS, so the total depth of the casing is unknown. I visually looked down the well with a flashlight and was able to see casing as far as the light would travel. Furthermore, the cable on my well sounder was dry above the water level in the well indicating that there was not water coming in from perforations or uncased walls at a higher elevation. Based upon this limited information it appears that the well casing is at least 40 feet deep. The only positive way to verify this would be to run a camera down the well casing. 3. SEPTIC SYSTEM: A new septic system was just installed on this property. The as-builts were submitted with this HAA package. ~hen doing the well test, I introduced all of the water into the septic system (1200 gallons), rather than dumping on the ground. The monitoring tubes remained dry. Telephone: (907) 337-6179 · Fax: (907) 338-3246 · 8471 Brookridge Drive · Anchorage, Alaska 99504 4. FEASIBILITY OF FUTURE CONVENTIONAL SEPTIC UPGRADE: See the cover letter which accompanied the as-built drawings for the new septic system. A conventional septic system in the future is unlikely. If you have any question, please call me a 337-6179. Sincerely~~~ Jeff~ A. Garness, P.E., M.S. 0wn4r/C~onsultant Kurka5.w-ps
