Dear Mike: The following is an evaluation of the subject properties suita~'iliby for on-site well and septic system, I. SOILS: A. Soils, Lot SB: Attached is copies of the test hole data collected for the soils on the property. Five holes were dug on ~ ~* ~,~,Tm ~nd the soils encountered were very. poor. ~eSt holes ~i, & ~2~ ..... ~ - d ~4 which not suitabl~-:-fo~ on-site septic systems. A percolation test was 'not done in hole ~5, however, the soils visually appeared to be very tightly bonded , and impermeable. The soils encountered in hole ~4 were suitable to a depth of 7 feet, and perked at a rate of 5.3 minutes per inch. Below 7 feet, the soil was impermeable. This dictates that the system will have to be very shallow in order to maintain a 6 foot separation distance from 'this impermeable layer, per M.O.A. regulations. Due to the shallow depth of the system, it may be necessary to 4 ..... izf~ station since the drainfield will likely be higher in elevation than the septic tank. The soils encountered in test hole ~6 perked at a rate of 60 minutes per inch, the slowest percolation rate allowed by regulation. In short, the soils in test hole ~6 are minimally acceptable, and it may be beneficial to search for better soils to the north prior to installing your septic system. Zn addition, your ~ell muse be lO0 feet a~ay from the reserve area. , . 4.~.. ~lthough ~ encountered marg2nal so~ls on lot 3B ~t is my belief that suitable pockets .of soil exist a~ong the wes~ porb~on of the property beoause of the faob that lots 5, 6, 7, 8, & 9 of Mountain Park Estates Subdivision are ~11 located ~n close proximity to the mest property l~nes of Zots ~N, & 3B of the Robin H~iZ ~2 Subd~vis&on. A percolation test was done in hole RS, and it perked at 5.4 minutes per inch. A percolation test was not done in hole ~7, since it was only dug to verify the extent of the soils encountered in hole ~5. SURFACE WATERS: There are no surface water within 100 feet of the proposed septic system reserve areas. There is a large pond on Lot 5, Block 4, Robin Hills ~2 Subdivision, which may drain below the ground surface of the subject property, however, I have never seen any water running on the ground surface. III. DRAINAGE OF PROPERTY: Based upon the topographical map prepared by Karabelnifof'f Surveying, it is clear that all of the property drains towards the pond located on lot IV. NEARBY WELLS: I have prepared a 1"=1OO' site plan which shows the general location of all wells within 200 feet of the septic system reserve areas. I have physically verified the general location of these wells, and am convinced that there are no concerns regarding separation distances. V. NEARBY SEPTIC SYSTEMS: See the site plan referenced in the proceeding paragraph. By locating the wells for lots 3A, & 5B on the interior portion of the lots they will be much greater than 100 feet From any of the nearby septic systems. In short, there are no concerns regarding separation distances from the wells on your property to the septic systems on adjacent lots. Regarding the suitability of lot 5B for an onsite septic system, I believe that we will be able to work with the soils on the western portion e'F the lot. If it turns out the soils are too.marginal, or the system is too expensive (because of size), we always have the option o'f using the eastern portion o'F the lot. However~ this would require that a lift station be installed~ The soils tests done on lot 5A indicate that the soils to the southeast are very good. No soils tests were done on the northeast portion of the property~ but it is reasonable to assume that we will find similar soils along the same contour lines near the northeast. It is my recommendation that the surveyor configure the property line between SA and 58 so that only minimal area is provided on lot SA to meet the reserve requirements and provide room for a house.
