platting request. Under provisions of AMC 15.65.180.A,

an existing system. Therefore we are unable to

Evaluation of the potential and expected drainage patterns of the proposed
Lots 1 through 6, McCarrey Subdivision, Anchorage.
Dear Mr. Anderson:
You have requested that I evaluate the potential and expected drainage patterns of the proposed
McCarrey Subdivision. The approximately 10 acre presently unplatted parcel is located on the
eastern side of Golden View Drive approximately 1300 feet to the north of the Rabbit Creek
Road and Golden View Drive intersection. The site is rectangular in shape with approximately
330 feet common with and adjacent to Golden View Drive and projecting towards the east
approximately 1320 feet. The eastern portion of the parcel is adjacent to Pickett Street. This
information is visually illustrated with the enclosed topographic map you provided to me.
As required by the Municipality of Anchorage (MOA) a topographic map of the proposed area
shall be submitted. Enclosed with this letter is a copy of the topographic map you have provided.
The map is a photocopy of the MOA topographic map Sec. 35, T12N, R3W, S.M., Scale 1"=285',
1979. The topography shown on the MOA map is a good representation of the relief of the subject
parcel. On the enclosed drawing the approximate boundaries of the site and existing streets have
been placed on the drawing. No existing or proposed drainage structures are located within the
surrounding area of the parcel. No surface water or drainage areas were identified on the parcel.
As can be detemfined from the enclosed topographic map the western 2/3 of the parcel slopes
towards the west and the eastern 1/3 slopes towards the south. All drainage from the site is
suspected to be transported to the small drainage approximately 900 feet to the south of the site.
This eventually connects with Rabbit Creek. Water transport is either through a shallow
groundwater aquifer or by surface sheet flow. Several test pits were excavated throughout the site
to a depth of 15 feet. Groundwater monitoring tubes were installed in these excavations and no
groundwater was detected to the 15 foot depth at any of the test pit locations. Additionally, no
surface drainage channels were observed in the area of the parcel and surrounding parcels. The
roadways adjacent to the parcel have been constructed not having drainage ditches. No evidence

of surface drainage erosion was observed along any of the roadways common with the parcel.
Except for the existing honse located on proposed Lot 1 the parcel is undeveloped. Site vegetation
consists mainly of large birch and spruce trees. The parcel is proposed to be used for residential
development and little change is anticipated in the topography of the site after subdivision.

After logging and testing of the soils and measurement of the water levels in the fore mentioned
property the following conclusions are:
1) The water table is lower than 16 feet on all six lots.
2) All the lots will support a four bedroom wastewater system.
3)
The Subdivision will not be impacted by the existing surrounding property wastewater
disposal systems. See attached map for location of all wells surrounding the subject
parcel.
A total number of nine holes were excavated on the property, with three holes (#5,7,9) being just
for water level monitoring (see map). The soils on test hole #5 and #7 had a 3 to 6 foot layer of
good gravel. Test hole #9 was sandy-gravely-silts for the first 9 feet then silts. See enclosed soil
logs for soil descriptions at each test pit location on subject pamel.
Below is a summation of the existing systems which border the property. This provides you the
overall soil types which match our investigation results. ].

Dear Susan,
This is the information that was needed for the McCa'rrey subdivision to show
that the soils on lots 1 & 2 will support an on-site septic system. The original
soils investigation on all the lots was performed in April with test holes 1,2,3,4,6
& 8 being perk and water monitoring sites, but test holes 5,7, & 9 being strictly a
water monitoring station. You asked me for a showing of the reserve area for
lots 1 & 2 near the water monitoring station #7 (see attached plat of subdivision),
therefore a perk test was run at this location to show that the soils are
acceptable ( see attached). The water monitoring has been checked weekly
from the original soils investigation showing the water table to be below 15.5 ft
(no water was found). The reserve area of 12,000 square ft is shown on the plat
which is acceptable for the soils found. If you have any more questions please

September, 1992, by and between CHUGACH ELECTRIC ASSOCIATION,
INC., an Alaska non-profit electric cooperative membership
corporation of Anchorage, Alaska, hereinafter called "First
Party" and Sally Monserud Trust of Anchorage, Alaska, hereinafter
called "Second Party", WITNESSETH T~T:
WHEREAS, First Party occupies an easement on Lot Two
(2), McCarrey Subdivision, Anchorage Recording District, Alaska;
and
WHEREAS, Second Party has proposed to construct a leach
field into the foregoing easement.
NOW, THEREFORE, for and in consideration of their
mutual agreements and other good and valuable consideration, the
receipt of which is hereby acknowledged, First Party, for itself,
its successors and assigns, waives its objections to Second
Party's encroachment on the said easement for the purpose
mentioned, subject to the following conditions:
1. Second Party will hold First Party harmless from
liability for any injury or damage to any person or property
which may result from such encroachment.
2. The said encroachment will be without prejudice to
First Party's full enjoyment of any and all rights it may have in
and to such easement.
3. Any facilities or property of First Party which
are damaged or destroyed as a result of such encroachment will be
repaired or replaced at no cost to First Party.
4. Second Party will comply with all applicable
safety codes and regulations.
5. Any expenses which First Party may incur in the
relocation or modification of its facilities to accommodate the
said ~~i; by
encroachment will be pa Second Party.
6. Second ~~il~ve two four-inch PVC conduits
installed within the~s~/ o~ west side of said lot.
By its executi{~n of this Agreement, Second Party
agrees, for itself, its successors, and assigns, that its
encroachment upon the named easement as hereinabove mentioned
will be subject to the foregoing conditions.
IN WITNESS WHEREOF, the parties have caused this
Agreement to be executed by their duly authorized representatives
and agents as of the day and year first above mentioned.
