Per the code we are requesting that the surrounding properties which have soil rating of 145 square foot per bedroom and water at 7.5 feet be used for this design. Before the system is installed a pere test will be done to verify the soil perc rate. The 200 scale site plan shows the neighboring lots on the south with application rates and water levels which justify this request. The new bed system was designed using the per rate of the neighboring system, see the site plan. This new system has been designed with a 1 bedroom due to the very small cabin located on the property and no plans to expand. A large pile of imported silty -gravel has been stored for the past 5 years on the site where the bed system will be installed. The fill be removed to the side for placement of the new system and keep the proper 15 percent slope. This fill will allow the new proposed bed system to be elevated above the bed system located on Lake Hill Acres#2, Lot 2 which has water reading at 7.5 feet and still keep the slope less than 15 percent. The slopes are all running towards the lake and the system will be installed perpendicular to the slopes. This permit will not impact any of the neighboring lots due to the size and good soils. The existing house wastewater system is tied into the Lot 2 system to the south. This sewer service will be abandoned. There is an emergency situation in relation to the water system; the existing well is not working. A new well site has been proposed with no conflicts. The existing well is to be abandoned. After water well improvements have been completed, the house will be raised and the new mounded septic system will be installed. There is about a 5% slope toward Mirror Lake. Please review the new design for the 1- bedroom single family home. I have included design plans & specs, design guidelines, & soil tests. It is planned to raise this home and modify. This is an old subdivision and the neighboring lots are developed. Groundwater was monitored at 3' below the surface at T.H.1; this will require a shallow mound septic system w/ MOA spec sand. T.H.2 had excellent sandy soil for a leach field. This lot is about 'A acre in size and no adverse impacts are expected from development. The neighboring lots are similar. The Tots are served by a private water wells. No conflicts to the other lots will take place by this septic system construction. The easements are located on the drawing and are not encroached upon. An application rate of 0.6 GPD/FT= with 0.87 reduction factor for utilizing a 5' wide trench. Trench Length = 150 FT2/5'x .87 reduction factor = 44'. No bedrock was encountered. The existing wastewater system utilizes the Lot 2 septic system. This line will be abandoned. The existing well is inoperative; a new well will be drilled first and the old well properly abandoned (filled with grout, casing cut off below ground and a cap welded on). The area to the north is a public access with no conflicting sanitation facilities. Specification Requirements: All components and work must comply with the Municipality of Anchorage Specifications (AMC) & State of Alaska Drinking Water Regulations and Wastewater Regulations. • Two compartment, 1000 gallon Septic tank, conforming to Anchorage Tank & Welding Specifications, allowing gravity -flow from outlet. • Watertight couplings on inlet & outlet • 5' minimum between the tank and bed. 10' to property lines. • 2' of cover is required for trench + 1 inch insulation board. • Tank & solid pipe must be set on well compacted, stable soil, with 2 inches insulation. • 4 inch diameter cleanouts with airtight caps are required 1 to 4 feet from foundation wall, prior to any 90 degree bend in 4 inch line. • All cleanouts must extend to at least ground level • Trench to be placed level, minimum of 4' to groundwater, 6' to bedrock from drain -rock. 4' of special MOA spec sand required beneath the drain rock. • Drain rock to be %: inch to 2 % inch screened. Drain rock to be distributed uniformly throughout the trench. • Distribution pipe shall be 4" perforated pipe. • Silt barrier (filter fabric) to be installed above the drain rock or insulation may serve as silt barrier. • Smeared trench sides must be raked or scarified before drain rock placement • Approved pipe materials include cast iron, PVC ASTM D3034, PVC ASTM F789, ABS ASTM D2661, PVC Schedule 40. • Sewer Service Line is minimum 2% slope • Septic Tank to be pumped every two years or when required • Insulation board shall be extruded direct burial polystyrene (Dow Styrofoam HI or equal) Maintain minimum 10' separation between water line & wastewater system. DESIGN NOTES: 1. Total Depth of Trench is 1.5'. Terrain relatively flat. 2. Sewer Service Line minimum 2% slope. 3. Trench is Minimum 10' from Lot Line. 4. Abandon Existing Sewer Service To Lot 2. 5.
