SUBJECT: Lahr Subdivision, S-8887; Preliminary Plat
The Water Quality Section cannot adequately review this prelimi-
nary plat due to lack of information regarding surface water
and~or drainage courses. The site of the proposed subdivision is
in an area of high seasonal surface drainage. General location
of surface water and drainage courses or pathways should be iden-
tified on the plat. This request is made in accordance with AMC
21.15.110 (B) (3)

Dear Jerry,
· Please consider this a formal request for a subdivision Agreement Extension for Lahr
Subdivision.

Public Works File #~-2 dated February 5, 1990
Zoning of Subdivision= R-11
Economic conditions of the general area of Girdwood and of the owner of this parcel has not
allowed the development of this subdivision. This summer the owner does plan to develop
this property.
As I am sure you are aware, Seibu is constructing the Prince Hotel this year. This massive
project is going to positively affect the land values in the area. We feel confident that Lahr
will be a viable project and will be developed in 1992.
No improvements have been made to the property, hence there is no impact to the adjacent
properties or the general public.

Attached is a copy of the revised Lahr Subdivision application
which is pending hearing before the Planning and Zoning
Commission on August 25, 1986. You have commented on this par-
ticular property on three different occasions under case 9
CU85-157, S-8489, S-8510. Subsequent to those comments and
hearings by the Platting Board and Planning and Zoning
Commission~ the petitioner has revised the 10 lot subdivision
into 8 lotso The applicant appears to have resolved the majority
of the issues with the original subdivision proposals. They have
a road design that is acceptable to the Department of Public
Works. They have reduced the number of lots so that they now
conform to the slope chart requirements of the subdivision regu-
lations. They propose to strip pave the interior street which is
in conformance with the standard practices in Girdwood. However, ~
they are proposing individual wells on suburban size lots.
