approximately 50 feet to the east to accommodate the actual topography. This relocation
will provide a safe access through the existing guardraii on the curve between Bluebell Drive
and Spain Drive. The submitted topography does not represent the actual conditions. A
submittal of the actual profile of the proposed access is required for final driveway location,

must include, but may not necessarily be limited to:

Water Availability Study
Dear Jim:
We recently completed a study of the lots surrounding the proposed Bluebell Subdivision to
determine the depths and production rates of the wells and the overall water availability and quality.
The results of study vary and indicate the wells are between 38' and 170' deep. The depth of the
wells appears to correlate with the depth of the bedrock. Water production from the wells was
found to average between 2.5 and 20 gallons per minute. Recent studies of the nitrate content in the
drinking water in the Keno Hills Subdivision adjacent to this property indicate concentrations less
than 1 milligram per liter. This amount is well below the acceptable limit of 10 milligrams per
liter.
Based on the aforementioned information we conclude the wells to be placed on Lots 1 and 2 of
Bluebell Subdivision will be less than 100' below the surface and should produce between 2.5 and
5 gallons of water per minute depending on the depth and the level of development. The quality of
the water should meet or exceed current drinking water standards. The estimated depth of the well
is based on the correlation seen between the depth of bedrock and the depth of the wells in the
Keno Hills Subdivision.
Backup information concerning other wells in the area is included for your review. Please let me

We recently completed an exhaustive study of the subsurface soils on proposed Lots 1 and 2 of
Bluebell Subdivision to determine whether septic systems could be placed on the lots. The attached
plan indicates the testhole locations and the septic system reserve areas for each lot. Percolation
rates found in the testholes ranged from 1 to 18 minutes per inch with the vast majority under 10
minutes per inch. The Municipal Ordinance regarding subdivisions requires a minimum of 12,000
square feet of reserve area be identified for septic systems on each lot for percolation rates in this
range.
A total of 16 testholes were completed on the property and all revealed bedrock at varying depths.
In every case, however, at least 4.5' of percable soil was found above the bedrock layer. Soils
encountered were clean well graded sands and gravels with very good percolation rates. The
ground surface in the area slopes from east to west at rates sometimes exceeding 25%. The reserve
area shown on the attached drawing, however, is less than 25%. Additional grading to further
reduce the slopes can be accomplished during development of the septic system, driveway, and
house foundation for the lots.
The type of system to be constructed on the lots will depends on the placement of the houses. A
nitrate reducing sand filter system may be required to allow placement of the absorption system
within 4' of the bedrock layer. It appears, however, that based on the topography of the lot and the
soil conditions encountered that septic systems can be successfully placed on these lots and we feel
the subdivision should be approved.

know if you have further questions.
