Response To MOA Septic and Well Review Comments
November 2, 2021
1. Submitted as -built survey to scale.
2. Submitted record drawing to scale.
3. Inspecting engineer was recorded on the inspection report.
4. The soil design septic rate was 0.6 gal/sf and was recorded.
5. Septic area was added as 100 sf.
6. Tank manufacture was Greer and was recorded.
7. All pipe installed was ASTM D3034
8. There is no available well log. Based on the information give from Denali Drilling the
well is 335' deep. At about 17 feet bed rock was encountered and at about 330' a large
fracture in the bed rock was encountered. Underground water flows through the
opening. The well pump was set at 335'. The ground water head is at about 17 feet.
9. 2 inches of foam insulation board was placed over the tank prior to placing the cover.
10. Swing ties from point B was corrected.
11. The ground point elevations at 14 and 15 were corrected.
12. A table was placed on the record drawing listed the original ground elevations, new
ground elevations, invert elevations, bottom of trench elevations, depth of trench
excavations, cover depth, trench cover, and drain rock depth. Note that trenches 9-19,
10-18, 11-17, and 12-16 have 2 inches of foam insulation board prior to cover.
13. The drain rock in both inactive trenches is 2 feet and is indicated on the record drawing.
14. The ground water monitoring pipes were about 10 feet deep and were observed on 10-
10-1995. There was no water in the monitoring well. This is indicated on the drawing.
15. The depth of trench cover is listed on the record drawing. Foam insulation was placed
over the trenched before soil was placed over the piping except for trench 6-8.
The COSA comments were corrected.

All construction shall be in accordance with:
1. The attached approved design.
2. All requirements specified in Anchorage Municipal code Chapters 15.55 and 15.65 and the State of Alaska
Wastewater Disposal Regulations (18AAC72) and Drinking Water Regulations (18AAC80)
3. The wastewater code requires inspections during the installation. The engineer shall notify the Development
Services Department per AMC 15.65. Provide notification by calling (907) 343-7904 (24/7).
4. From October 15 to April 15, a subsurface soil absorption system under construction during freezing weather
shall be either:

Revised Septic Tank Replacement and Septic Field Modifications
Property Location: 12720 Neher Ridge Drive, Anchorage, Alaska 99516
Bonnie View Subdivision, Lot 11
The scope of this project is as follows:
1. Replace a leaky metal 1200 gallon septic tank that is 26 year old with a Greer HDPE septic tank
with a 4 foot riser, and
2. Install a Plylok RHINO Baffled Distribution Box with 10 Holes.
3. Install a new 5' wide by 47' long trench in the reserve area.
4. Extend two existing septic trenches by 7 feet in the southern most area of the septic trenches.
5. Route new piping to the distribution box.
6. Plug septic piping to the existing northern trenches and put at rest.
The existing condition of the septic system was evaluated, and the upper two northern trenches are
currently full but not leaking effluent on the ground surface. The effluent was stopped for 2 days and
the water level in the trenches dropped 8 inches.
The bottom southern trench has no effluent flowing into it. A water test was conducted on the trench
and 400 gallons of water was metered into the trench. No water was measurable after 24 hours. The
second southern trench has effluent and is operating normally. No effluent was measurable after 30
hours.
The septic upgrade and modifications as shown on the site plan will not impact any adjacent lots.

Distributes flow better than D-boxes and mani-
folds that are subject to frost heave or ground
settling.
Testing shows that even with a level discrepancy
of 1/8" or more between the right and [eft port, the
division of the flow was almost 50/50. A standard
D-box or manifold distorts the flow under these
same conditions.

The Flow Director is a Flow Divider with a pat-
ented sleeve valve installed to distribute the efflu-
ent flow to a primary field of your choice and
allows the secondary field to rest until needed.
The Flow Divider automatically back flows from
the primary to the secondary field and does not
depend on the homeowner to change the sleeve
valve in the Flow Director. A standard Y-vaNe is
dependent on the homeowner to change the flow
direction at the proper time. Unfortunately, this
usually does not happen and a problem develops
such as an effluent break out resulting in ground
water contamination.
At the time the septic tank is normally serviced,
the septic tank service company can redirect the
flow allowing the primary field the opportunity to
rest.

The following list is in response to the comments regarding the septic design for the Bonnie View
Subdivision lot 11.
1. The new site plan shows the correct location of the test pits.
2. The sit plan shows two monitoring wells that were installed prior to this investigation and are
shown on the site plan. The depth of these wells are 9 to 10 feet deep and there is no water in the
wells as of October 1st, 1995.
3. The existing septic field east of lot 11 is 110 feet from the proposed well on lot 11. This is
shown on the site plan.
4. The proposed trenches are shown to be 1.5 feet deep. The logs indicate a SM classification. It is
not an organic material.
5. A percolation test was performed at a depth of 3.5 feet which was in the layer classified as an
ML in test hole 2. The percolation rate is 22.9 min/in. The trenches are placed in the soils yielding
11.7 min/in placed 2 feet above the ML layer, which is the recommended separation above a more
restrictive layer.
6. The filter in the septic tank had been deleted from the plans.

This package contains the following information for your review and approval of an on
site septic system to be located on lot 11 of Bonnie View Subdivision:
-Septic design and layout, details
-Site plan
-Septic calculations
-Percolation tests and soil logs
The drain field is designed using a 5 foot wide trench. The definition of a trench is 5 feet
wide or less according to the definitions in the regulations. The trench application rate of
0.8 gpdsf was use to design the drain field based on the percolation rate obtained from the
percolation test shown on the soil logs. The drain field is designed with three 50 foot
trenches. The trenches will be placed at 1 1/2 to 2 feet in depth, leaving a two foot
vertical separation from the bottom of the trench to the dense gravely silt as shown on the
soil logs.
The design specifies the use of a flow splitter basin made by Orenco Systems, Inc. which
provides equal distribution to each drainfield trench. Flow to the drainfield is by gravity.
All of the setback requirements are met as specified by the Department of Health.
The site plan depicts adjacent properties within 200 feet of the property being considered.
The septic system and proposed well are placed on the lot to minimize the impact on the
adjacent lots l0 & 12. As seen on the site plan the proposed well does not interfere with
any existing or proposed drainfields within 100 feet. The septic system and well
locations were specifically placed on lot 11 to allow the space needed on lots 10 and 12
for a drainfield and well on each lot. For example, a drain field can be placed on lot 10 in
the Southwest corner of the lot without interfering with the proposed well on lot 11. Th~'
drainfield for lot 12 can be placed on the northwest corner without interference with the
well setback on lot 11. Wells on lots 10 and 12 can be placed on the east side of the lots,
allowing the required 100 foot setback from all proposed and existing septic systems.
There appears to be no sign of surface drainage across lot 11 from any adjacent
properties. There was no ground water or bedrock encountered to a depth of 10 feet.
There is 8 1/2 feet of vertical separation from the bottom of the trench and investigated
depth without the encountering of ground water or bedrock which meets the vertical
separation requirements of the Department of Health.
Insulation will be placed over the trenches and drain pipes to ensure a frost depth
protection during the winter months.
The proposed septic system for lot 11 Bonnie View Subdivision meets all the

these trenches meets the criteria as outlined by the Health Department for a reduction of
drainfield size. The reduction factor for this design is 0.78. The trenches will be placed at 1 1/2
to 2 feet in depth, leaving a two foot vertical separation from the bottom of the trench to the
dense gravelly silt as shown on the soil logs.
The design specifies the use of a Zabel Z200 Flow divider which provides equal distribution to
each drainfield trench. Flow to the drainfield is by gravity. All of the setback requirements are
met as specified by the Department of Health.
