The owner currently has a 3-bedroom home but would like to upgrade the septic to accommodate 4 bedrooms. The attached site plan identifies the location of the home as well as the well, septic location and alternate site. No conflicts exist between this proposed system and any other well or septic system, whether on this lot or adjacent lots. The ground surface on the lot is aggressively contoured with slopes anywhere between 30% and 60%. Due to the difficulty of traversing the property with equipment, we were forced to consider installing the replacement trench on the neighboring property, Lot 15, to the east. The owner of this lot owns both properties and is willing to have an easement recorded to make this possible. There are slopes steeper than 46% within 100’ of the proposed system, however, we have produced a cross section drawing illustrating the worst-case scenario of effluent horizontal migration that should satisfy the MOA ordinance concerning steep slopes (see attached). Elevations are shown on the site plan showing the grade and direction of flow. Stormwater drainage will not impact this septic system. The new trench will be constructed parallel to the slope as much as possible. We are also requesting a waiver from the 10’ separation distance from the field to the property line. The purpose is to place the field as close as possible to that line, so that we can minimize the size of the easement needed. Since this septic field serves the home on that adjacent lot, with the effluent crossing that lot line to reach the field, there is no conflict or negative effect from allowing this waiver. The proposed trench is required to be 8’ from the existing trench, and that trench is already over 8’ away from the lot line. We request a waiver for 0’ separation to the west lot line. Minor deviations from these drawings may be allowed or required by the engineer conducting the inspections. All construction procedures and material specifications shall conform to Municipal and State requirements. All separation distances shall be in conformance with Municipal requirements, unless specifically waived. 1.3 The contractor shall be responsible to obtain any necessary utility locates, and to work around any buried utilities. 1.4 Unless agreed otherwise, the contractor shall be responsible for any tree clearing and grubbing necessary to complete the project. 1.5 The contractor shall provide adequate cover material and rough grading over all system components to ensure that proper drainage is achieved after settlement and that there are no residual depressions. Insofar as possible the contractor shall minimize damage to trees and existing lawn areas. 1.6 Unless specifically agreed otherwise, the homeowner shall be responsible for finish grading after the soil is compacted, as well as placement of topsoil and reseeding all areas disturbed by the construction. 2.0 STEP Tank: 2.1 The existing septic tank and lift station tanks must be properly abandoned by thoroughly pumping, removing the tops and backfilling with soil. 2.2 The new 1500 -gallon, 2 compartment STEP tank shall be Municipally approved and shall be set level on undisturbed soil. Each compartment shall be equipped with a watertight manhole cover and a 4" cleanout. Because the tank will be buried approximately 6.5 feet it shall be fabricated out of 10- guage steel to allow deep burial. 2.3 The lift station shall be installed in the second compartment of the STEP tank and shall be an "Orenco" system as supplied by Anchorage Tank. 2.4 The contractor shall be responsible to obtain the necessary Municipal electric permit and inspection, and shall provide a copy of the electrical inspector's report to the engineer overseeing the construction of the wastewater disposal system. 2.5 The lift station shall be equipped with a watertight, insulated manhole riser and cover extending a minimum of 6" above final grade with positive surface drainage away from the manhole. The contractor shall be responsible for determining the necessary length of the manhole riser. 2.6 The on, off, and alarm floats shall be set at the elevations specified by the lift station supplier, and their proper operations shall be verified by the contractor. 2.7 The discharge line from the lift station to the existing soil absorption system shall be 1.25" dia. Sched 40 PVC or HDPE. 3.0 Inspections: 3.1 A total of 3 engineering inspections will be required during the course of the project: (1) initial discussion with the contractor to finalize the location of the tank and construction procedures, (2) after the tank is set level and piping connected but prior to backfill, and (3) after rough backfill and grading is complete. 3.2 The installer shall coordinate the timing of the inspections with the engineer sufficiently far in advance to ensure the availability of the engineer.
