Box 196650 Anchorage, Alaska 99519-6650 RE: On -Site Septic Lot 5, Block 2, Stuckagain Heights Subdivision Dear Mr. Roth, Back in 1996, MOA approved a septic system for this lot based on a 4 bedroom house. The system was never built. I'm submitting the attached design based on the soils information provided for the previous design. The new system will be in the exact location. I do not have the original soils log, but it seems reasonable that your Department had the original at one time as Mr. Cross approved the 1996 permit. I have enclosed the original soils log for your reference. The percolation rate was noted to be greater than 1 minute per inch. Having completed a number of percolation test in this area, I believe that the soils will prove to have enough sand to meet the graduation requirement for a septic system. Therefore, I have designed a deep trench system. I'm requesting approval to construct with the condition that we will collect a soil sample and run a graduation before the system is installed. They will be moving a backhoe on the site to start the foundation as soon as the frost conditions allow and they have all their building permits. This would be the best time to collect the sample and it will allow us enough time to get the sample run before they are ready to construct. Please give me a call if you have any questions. The lots to the west and east are immediately adjacent to the subject lot. The lot to the South is separated by the 60' Near Point Road right—of—way. Lot 5 is undeveloped. The septic system is designed for a three bedroom, single family home. Water will be provide by an existing private well located near the south east corner of the property. WELLS: There are two existing wells on the lot. The owner is planning on using one for Irrigation. The other will be used in providing domestic water to the home. Construction of the septic on this lot will not Impact wells on adjacent lot or unduly impact the development of adjacent lots. SEPTIC SYSTEMS: The lots on all sides have existing septic systems. These septic systems will not pose any restrictions on the on lot 7. The proposed septic system will not adverly impact any adjacent lots. Lot 5 has a gentle slope from in the areas of the driveway and house; however, most of the lots slopes at or greater than 25X. The lot can be graded to prevent any ponding of water around the proposed septic system. There are no cut banks, streams or drainage channels (other than along the existing streets) on the lot. A survey was conducted and it was determined that the average grade is about 26.5%. After analyzing the soils log, the proposed septic design, and the projected 25% slope line, it appears that the proposed septic system can be installed without detrimental effects to the down -gradient properties. The attached cross section shows the original ground, the projected 25% slope line, and the placement of the proposed septic system. A test pit was dug to a depth of 13.5 plus feet without encountering ground water or bedrock. Subsequent monitoring of possible groundwater showed no evidence of moisture. The soils are well drained sands and gravels with little silt. The absence of groundwater is not unexpected. Known wells, drainfields and drainage ways within 200' of the proposed system are shown on site plan. The installation of this system will not impact existing systems or adjoining properties. The property to the north is undeveloped, the lots to the east and west are developed with existing systems installed; however, the proposed field is more than 100' from those property lines. The proposed field is also more than 100 feet north of the existing road to the south.
