17. S-3601 Tustemena Terrace Addition #1
This Prope~ will be served by individual utilities. Soil information
topography and water availability was submitted in October, 1972 for
this area under the name of Tustamena Terrace #2. The lot size
based upon the above three factors and our review show the property
as submitted is adequate for single family residences.
18. S-3603 Sunny Acres Subdivision #1
This property has public sewer available on Sandlewood Place. Ail
lots must be served by sewer under the subdivision agreement.
The property, because of its industrial zoning, must also be served
by public water. Public water is not available for extension to serve

the lots. The developer must have a water system designed by a
professional engineer, reviewed by our department and installed to
serve all the lots. Only with public sewer and water serving all
lots will the subdivision meet this department's requiren{ents.
The development of this water system must also be provided for
in. the subdivision agreement.
19. S-3605 Aspen Highlands, Lots 5A and 6A

This property will be served by individual utilities. The soils,
water availability, slope and lot size are all adequate for single
family residences. The existing residences on lots 10A and 5A
have approved sewer and water systems and adequate area to
replace their sewer systems.
S-3608 Prater Subdivision, Block 5, Lots 2A and 2B
This Property will be served by individual utilities. The soils,
water availability, slope and lot size are all adequate for single
family residences. The home on lot 2A has an adequate sewer and
water system and sufficient area to replace the sewer system.

Norton Park Subdivision. Lots 27A through 27t7
These properties will be served by individual wells and public
sewer. The sewer service to the lots must be provided for under
the subdivision agreement. Water availability is adequate for
wells serving single family residences.
22. S-3615 Bavarian Heights Subdivision
These lots will be served by individual utilities.
'The submittal for this plat is not complete in that we did not receive
soils information on all lots or water availability information on the
property.
Our recommendation, at this time, is for development of this property
under two methods.
A. Reduce the lot size to not less than one acre, substantiate
all lots with soils reports and serve all lots with a public
water system provided by the developer.
B. Increase all lots to a size from 2.0 to 2.5 acres, substantiate
all lots with soils tests and supply water availability information.
