SUBJECT: Lots 1 and 2, Stuart Subdivision

Attached is a drawing of the proposed Stuart Subdivision showing the location of the septic
system reserve areas. These areas encompass 12,000 square feet in m'ea based on
percolation rates of 3 minutes to 11 minutes per inch which were achieved on the soils
encountered in the testholes on the lots. The reserve area for Lot 1, Stum't Subdivision is
hampered by the location of the well on Lot 1 of Section Lot 11 immediately to the north.
This well was apparently placed without a permit after the construction of the septic system
on Lot 1 of Stuart Subdivision. We have located the reserve area out of the 100' protective
radius of this well.
The well currently on Lot 1, Stuart Subdivision will eventually be relocated to the front of
the lot. It will then be mom than 100' from any portion of the septic system reserve m'ea
and from any septic system in the area. Please review this drawing and advise if you have
further questions.
[ have also enclosed the Summary of Action for this subdivision. If you tu'e in agreement
with the locations of the reserve areas please initial Item No. 4 with your approval. Thank
you for your cooperation with this matter.

Water Availability Study
Dear Mr. Cross:
I have recently completed a study of the lots surrounding the proposed Stuart Subdivision to determine
the depths and production rates of the wells aud overall water availability and quality. The results of the
study indicate the majority of the wells are betweeu 80' and 150' deep and produce water at rates from 6
gallons per minute to over 20 gallons per minute. Water quality tests taken in 1997 on Lot 17 of Section
12 indicated no coliform or other bacterial and 1.93 mg/L of nitrate coutent. Similarly the water on Lot
18 was found to contain no coliform or other bacteria aud 2.43 mg/L of uitrates. Both wells am
approximately 80' deep and were drilled in the early 1950s. The shallowness of the wells could account
for the minor amouut of nitrates fouud.
Lot 18 of Section 12 is the subject parcel for this subdivision. It will be split in two equal parts to form
Lots 1 and 2 of Stuart Subdivision. The well currently in place will serve Lot 1. This well is 80' deep
with casing to the bottom. The well has beeu in place since the early 1950s. Some modifications to the
well head will be required to bring it into compliance with curreut requirements. The owner of the lot
has indicated these repairs will be made this summer when conditions am better. We am hopeful the
subdivision call be recorded prior to these repairs being made.
In general it appears that the well to be placed on Lot 2, Stuart Subdivision will be between 80' and 150'
deep and can be expected to prodnce at least 5 gallons per lniuute depending on the depth aud level of
development. The quality of the water should meet or exceed curreut drinking water requirements.
Backup documentation concerning other wells in tile area are included for your review.
