Septic System Design and Permit Application
Impacts to Adjacent Properties
Dear Onsite Services Engineer:
The existing absorption system on the subject lot has failed and must be upgraded to
prevent a health hazard. We are therefore requesting a permit be issued for the
upgrade of the septic system to accommodate the four-bedroom home on the lot. The
attached Site Plan and backup documentation identify the location and configuration of
the existing and proposed septic system. The existing 1,250 Gallon septic tank will be
pumped, crushed and backfilled on site. The existing absorption bed system will be
tied in to the new system with a flow diverter valve. The new septic tank and absorption
trenches will be placed as shown. Also identified on the plans are the locations of the
existing water service on this lot and adjacent septic systems. No conflicts exist
between the proposed septic system and the water service on this or adjacent lots. The
subdivision is served by a community water system. Drainage arrows are shown
indicating the current drainage patterns. The drainage patterns will be maintained after
construction.
The test holes recently placed on the lot indicated sand with some silt (SW). The
percolation rate was determined to be 1 to 5 minutes per inch. We have designed the
system to an application rate of 1.2 gallons per day per square foot. We are proposing
to place a 1,250 gallon septic tank and 2 - 30' long trench by 5' wide trenches with a 3'
effective depth. The total depth of the system will be 4'. A flow splitter valve will be
placed to assure even flow to each trench. A flow diverter valve will also be placed to
tie in the old absorption bed.
The ground surface on the lot slopes to the northwest in the area of the absorption
trench at a slight grade. The trench will be placed parallel to the contours of the ground

as much as possible and in conformance with design criteria. A minimum of 100' will
be maintained between all components of the septic system and any surface water in
the area.
If the system is constructed in accordance with our design the following statements
apply:
The system, if constructed as designed, will have no adverse impact on the wells
in the area or those to be constructed in the future.
The system, if constructed as designed, will have no adverse impact on existing
septic systems in the area or those to be constructed in the future.
The system, if constructed as designed, will have no adverse impact on reserve
space, either surface or subsurface, on any lots located in the area.
The system, if constructed as designed, will have no adverse impact on drainage
patterns in the area. The current drainage pattern will be maintained.

Dear On Site Services Engineer:
Lot 2, Block 6, Thunderbird Heights Subdivision No. 3A is a small lot with only 22,369
square feet of surface area. The existing septic system has failed and must be
replaced with a new four bedroom system. A test hole recently placed at the southeast
corner indicates sandy soils which will support a new absorption system. This area,
however, encroaches into the 10' setback from the property line on the east side.
Placement of the absorption trench within 1' of the eastern lot line will not adversely
affect neighboring lots. The subdivision is served by a public water system and all
service lines are more than 10' from the septic system as designed. We hereby
recommend a lot line waiver be issued allowing placement of the absorption system
within 1' of the eastern lot line.

CONSTRUCTION AND MATERIAL SPECIFICATIONS
SUBJECT: LOT 2, BLOCK 6, THUNDERBIRD HEIGHTS SUBDIVISION, ADDN. 3A
GENERAL:
The scope of this project includes the pumping, crushing and backfilling of
the existing septic tank currently on site. Work also includes the furnishing
and placement of a new 1,250 gallon steel septic tank and the construction of
2 new 30' long X 5' wide X 3' effective depth absorption trenches at the
location also shown on the Site Plan. The distribution line in the trenches will
be placed at 1' below the existing ground surface. Total depth of the
trenches will be 4' below the existing ground surface. The new absorption
trenches must be placed a minimum of 100' from any surface water in the
area and 10' from the water service line on this and adjacent lots. A
minimum of 3' of cover is required over the absorption trench and 4' over the
septic tank. A flow diverter valve must be placed to tie in the existing
absorption bed for future use. A flow splitter valve must be placed to insure
even flow to each new trench.
Construction shall be in accordance with the approved site plan, design
drawings, Municipal Permit with any special provisions or conditions, and all
applicable State and Municipal Wastewater Disposal Regulations.
The Contractor shall be responsible for obtaining all underground utility
locates and for the layout of the septic system and verification of the location
of all lot lines. The Contractor must also verify the location of wells in the
area and assure that the separation distances are met.
Unless specifically agreed otherwise, the contractor shall be responsible for
final grading areas subsequently depressed from soil settling. Property
owner shall be responsible for revegetation of affected areas unless
specifically agreed otherwise.
Contractors installing wastewater disposal systems must be certified by the
Municipal Development Services Department Building Safety Division On Site
Water and Wastewater Program for system installations. Owners installing
their own systems must receive prior approval from the On Site Water and
Wastewater Program before beginning system installation.
SEPTIC TANK INSTALLATION
1. A new 1,250-gallon septic tank must be procured from an approved source
and installed at the location shown.

2. A septic tank is to be constructed by a certified septic tank manufacturer.
Construction shall include two 4" cleanouts for pumping access.
3. The septic tank shall be sufficiently bedded to prevent settling or shifting of
the tank.
4. All standpipes on the septic tank shall extend a minimum of 12 inches above
final grade.
5. Tanks installed without 4' of cover shall have a minimum of 2" of direct burial
insulation.
6. A foundation cleanout shall be installed one to four feet from the building
foundation. Two cleanouts are required between the tank and the drainfield.
7. Final grading over the tank shall be such that a positive slope exists away
from the septic tank.
DRAINFIELD CONSTRUCTION:
1. The drainfield shall be constructed to the dimensions shown on the design.
The bottom of the trench shall be within 2" of level.
Distribution piping must be placed level with perforations down atop a level
bed of drainfield rock. Rock should then be placed over the pipe to provide a
minimum of 2" of cover.
3. A silt barrier or geotextile fabric must be placed between the drainfield rock
and the natural soil backfill.
4. Monitor tubes must be 4" in diameter and installed at the locations shown on
the design. The portion below the distribution line must be perforated.
Contractor shall verify the septic tank and drainfield are a minimum 100' away
from any private water wells in the area, 150' from a Class "C" Well or 200'
from any community well.
Direct bury insulation must be placed over the distribution system if less than
3' of backfill depth is available. Finish grade over the trench must be
mounded to prevent settlement or depressions.
7. Grade area surrounding the absorption trench to drain away.
A minimum 2' of accepting soil is required below the drainfield rock for a 5'
wide trench. Contractor shall verify this condition prior to placement of the

MATERIAL SPECIFICATIONS:
1. Septic tanks must be constructed by a municipally approved septic tank
manufacturer.
2. The following pipe materials are approved for use in septic system
installations in the Municipality of Anchorage:
Cast Iron (perforated and solid), ASTM D3034 or P.V.C. (perforated and
solid), ASTM F810 or H.D.P.E. (perforated, but not solid) and ASTM D2662
or A.B.S. (perforated and solid).
3. Insulation shall be at least 2" thick extruded direct burial polystyrene (Dow
Chemical Co. Styrofoam HI or equal).
4. Septic tank inlets and outlets shall be fitted with watertight couplings
(Caulder, Fernco, or equal).
5. A permeable geotextile fabric (Typar, Mirafi or equal) must be installed
between the final drain rock layer and the native soil layer.
6. All drain rock shall be .5" to 2.5" in diameter with less than 3% passing the
#200 sieve.
INSPECTIONS:
Municipal Ordinance requires a minimum of two inspections. These inspections
must be conducted under the supervision of a professional engineer registered
in the State of Alaska. The first inspection must be conducted after the
excavation of trenches, beds or pits and before the installation of any gravel. A
septic tank may be set in place, but may not be backfilled.
The second inspection must be conducted after the placement of the geotextile
fabric, gravel, distribution piping, standpipes, cleanouts and insulation. No
backfill should be in place at the time of inspection.
Contractor shall provide a copy of all field survey layout and construction notes
for use in preparing the certified as-built of the completed system.

The subject property septic tank has failed. We are replacing the entire septic system with a new
1250 gallon septic tank, followed by a parallel absorption trench. Excellent soil was evident in
the test hole.
Public water serves the area lots and are shown in drawings. The owner wishes to obtain the
permit as soon as possible, since the tank has failed. We are requesting a 1' lot line waiver due to
the tight configuration. The old leach field will be connected via a valve.
Please review the wastewater system design for the single family home. I have included design
plans & specs, design guidelines, & soil tests. If them is need for additional information or
clarification please give me a call.

SPECIFICATIONS & DESIGN GUIDELINES
Wastewater System Sizing: This is an existing 4-bedroom, single family home. The septic tank
has failed. Upon inspection it was found that the absorption trench was flooded. A new design is
submitted for a new trench & new septic tank. The neighboring lots are developed as indicated in
the drawing. New soil tests were conducted. A 4' deep trench will be excavated with new septic
tank. The old tank will be removed or properly abandoned in place. No water wells are in the
area. Public water serves all the neighboring lots. No adverse impacts are expected from septic
system replacement. No conflicts to the other lots will take place by this septic system
construction. The easements are located on the drawing and are not encroached upon. The soil
tests revealed a clean sand soil. A conventional septic system will be used, application rate of 1.2
GPD/FT2. Trench Length = 500 FT2/5'x 0.58 reduction factor = 58'; 2 lines ~ 29', 3' effective
depth. Old leach field will be connected via "Bull Run Valve". Due to the lack of room, a lot line
waiver is requested to 1'.
Specification Requirements: All components and work must comply with the Municipality
of Anchorage Specifications (AMC) & State of Alaska Drinking Water Regulations and
Wastewater Regulations.
· Two compartment, 1250 gallon septic tank. Watertight couplings on inlet & outlet.
· 5' minimum between the tank and bed. 10' to property lines.
· 3' of cover or insulation is required for trench; 1" insulation may be substituted for one foot
soil cover.
· Tank & solid pipe must be set on well compacted, stable soil.
· 4 inch diameter cleanouts with airtight caps are required 1' to 4' from foundation wall,
prior to any 90 degree bend in 4 inch line, in each tank compartment, and two adjacent
opposing cleanouts between the tank and the absorption field, not more than 10' from the
tank positioned to provide cleanout access towards the tank and towards the absorption field.
· All cleanouts must extend to at least ground level.
· In solid pipe runs, ASTM D-3034 may be used in lieu of cast iron.
· Trench to be placed level, minimum of 4' to groundwater, 6' to bedrock from drain-rock.
· Drain rock to be ½ inch to 2 ½ inch screened. Drain rock to be distributed uniformly
throughout the trench.
· Perforated pipe to be installed level with perforations down.
· Silt barrier (filter fabric) to be installed above the drain rock.
· Smeared trench sides must be raked or scarified before drain rock placement.
· Backfill over drain rock must not be less than 36", 24" with 1" insulation.
· The finish grade must be mounded to promote drainage over the trench.
· Insulation must be placed over any pipe installed under driveways or parking areas.
· Approved pipe materials include cast iron, PVC ASTM D3034, PVC ASTM F789, ABS
ASTM D2661,
· Sewer Service Line is minimum 2% slope.
· Septic Tank to be pumped every two years or when required.
· Insulation board to be extruded direct burial polystyrene (Dow Styrofoam HI or equal)

Septic T~nk: 1250 gallon, 2 compartment, steel tank
Absorption System: 24' x 40~ bed
Soils Rating: 150 sq. ft. per bedroom
Requirements: 4 BR - 600 gallons per day
Test:
Water was pumped into the absorption bed while measuring
volume, time and rise in the liquid level in the bed. After pumping
was stopped, the liquid level drop was measured at regular intervals.
Results:
There was no liquid in the bed before the test° 600 gallons
of water were pumped into the bed with no rise in the bed.
The system is currently functioning adequately for a 4 bedroom home.
