Box 196650 Anchorage, AK 99519 Re: Teri//2 Lot 8 Narrative Dear Mr. Cross: On behalf of our client, we are submitting plans for a septic system upgrade for the property referenced above. Our client plans to move the house from its existing location to the approximate location shown on the site plan. The proposed septic upgrade will have very limited impact on adjacent properties for the following reasons: The surrounding lots are large, allowing sufficient room for septic sites. Immediate neighboring septic systems are all +30' distance. Drainage will not be affected and is not a major consideration in our design. The proposed system will require a variance of the 50' to a slope break of 25 % or greater, to 35'. This variance is necessary due to a lack of usable septic area. Althoogh the lot is large, the 100' protective radius for the existing on-lot well eliminates most of the usable area. Easements, setbacks, a high groundwater table, and natural drainage eliminates other remaining areas. Our test hole gl indicated a groundwater level, after monitoring, of five feet. The area available around this test hole would not support a bed system. The sloped area below the proposed field is carrently vegetated, and does not exceed 45%. We have installed similar systems on slopes of 33% with no surfacing problems, and feel with a 35' setback, there will be even less chance of a problem2 Due to grade constraints for the septic lines, and the depth of the new foundation; the new 58' field cannot be entered at the midpoint. Entering the leachfield at the end will save 0.2-0.4' of overall depth due to pipe grade requirements. However, we feel this will in no way detract fi'om the performance of the field. GENEP, AL 1. The well and septic plan are for a single family residence only. 2. The drawing and or site plau shall be a part of this specification. 3. Ail materials and workmanship shall meet tile Anchorage Department of Healtfi reqnirements. 4. All soil tests are advisory to the design and are to be verified or modified in the field by the engineer. 5. All excavations and depths are advisory and are to be verified in the field by the contractor to meet Municipality of Anchorage requirements. 6. It is the responsibility of the owner to obtain all necessary permits or easements and to locate any adjacent multi-family wells. 7. The excavation is to be exactly in tile area shown on the site plan, any deviation requires engineer approval. 8. It is always recommended that a surveyor locate tile nearest lot line position and the location of any easements. B. SEPTIC TANK 1. Septic tank constructiou shall be a 1,250 gallon, steel, two co,npartment tank approved by tile Municipality of Anchorage. 2. Septic tank is to be installed level _+ 1/2" on compacted base material. 3. All connections are to be made with caulder type conplings. 4. The existing t,'mk is to be pumped, removed and disposed of properly. The hole is to be backfilled with a base of pit run gravel to prevent settlement. Alternatively, the tank may be pumped, cut open, filled with native soil and abandoned in place. 5. New tank to be provided with two cleanouts after tank as per current regulations. A foundation cleanont 1-4' frmn the hoase foundation is to be installed prior to tank. Pipe shall be ASTM 3034 PVC or other MOA approved material. C. DRAINFIELD 1. Tile drainfield is to follow the natural land contour to maintain uniform total depth of the drainfield bottom. 2.Tile bottom of the drainfield shall be level, plus or minus 1.5". 3.The total depth of the drainfield excavation is not to exceed 6' at any point. 4.The d,'ainfield gravel is to be covered with typar fabric material. 5. Soil or combination of soil and extruded board insulation to a deptfi of 3' or equivalent is to be placed over the leachfield. 6. The area over the drainfield is to be finish graded to prevent ponding of surface water runoff. 7. The septic t,'mk ,'md leachfield mnst uot be closer than 100' to any existing private well, 150' to any Class "C" well, or 200 feet to any commnnity well.
