We propose to install a 1250-gallon HDPE tank per the attached design to serve the existing 4-bedroom residence. The existing seepage pit recently passed a 4-bedroom adequacy test. The soils are rated at 85 sf/br as is the adjacent Lot 11. We were recently involved with the septic tank upgrade on Lot 11 and the soils encountered during the tank installation were gravelly sands and visually rated at 1.2 gpd/sf. A percolation test will be performed at construction to confirm soil rating. MOA record documents show the seepage pit absorption area of the referenced Lot 12 at 584 sf. We calculated the absorption area to be 564 sf for the 24’ x 23’ seepage pit with 6’ effective. The 564 sf septic absorption system (SAS) would be more than adequate for a 4- bedroom system with 1.2 gpd/sf rated soils (600 GPD / 1.2 gpd/sf = 500 sf SAS).
