An engineering site plan is enclosed for your review. The homeowners desire a 1250 gallon septic tank' L. Soils. A test hole was dug to a depth of 16' in October 2O2L. Asoils log is included. lt was considered to construct a new septic field, but the existing one is adequate for this house. Z. Soil Absorption System. The existing soil absorption system, vintage 1979, is a75' x30" x 4' effective depth trench. This field is sized for 3 bedrooms. The field was tested for adequacy in November 2O2t and received 600 gallons. lt passed for 3 bedrooms. There was 0" of water in the sump. The field will not be upgraded at this time. lt was considered to justify this trench as a 4 bedroom trench. 1974 test hole 1-7 mPi 2021 test hole 3.1 mPi (17 mpi + 3.1 mPi) / 2 = LO.L mPi Application rate: 188 gPd/sf Area required for 4 bedrooms: 752 st The existing trench only provides 600 sf of absorption area. lt does not provide sufficient area to justify as a 4 bedroom system. 3. Wells. This lot and the surrounding lots are served by private water wells. MOA has documentation for these wells. For the well on this lot, there is an existing waiver for 90' on slope from tank to well and 90' horizontal distance from well to field. This waiver is recorded on the 1979 inspection report. All neighboring water wells are > 100' from the subject property septic system. 4, Neighboring Wastewater systems. lmmediate neighboring septic systems are all +10' distant from the property lines. 5. Surface Water: There is no surface water within 100' of the proposed septic tank and drain field. The proposed drain field upgrade will maintain at least 100' from all surface water and drainage ditches. 6. Topography: This property in the immediate area of the tank replacement has a slope of 37%. Municipality of Anchorage On-site Water and Wastewater REVIEWED FOR CODE COMPLIANCE OSP211491, Rebecca Carroll, 01/31/22 A survey was performed in January 2022 and it was discovered that the septic tank on the subject property was actually 8L' horizontally away from the water well. The new septic tank can be installed a minimum of 82' away from the water well and still maintain minimum separation from the existing septic field. The septic field is measured to be a minimum of 93' away from the water well. I am applying to update the waiver request for the septic tank to well separation distance, The following justifications are provided for your consideration. Let us review the well log for the subject property to better understand the soils. ln L979, a 205' deep well was drilled on the subject property. The well log states that the soil layers consist of sand, gr:avel and boulder layerstilla depth of 50'. From 50'till 111'there are layers of clay, sand and boulders. Below 11f it is bedrock and fractured rock. The static water level was at grade in Novembe r 2021'. The top of the well casing is below grade and protected by a manhole cover. The drain in this well pit was observed to be functioning in November 2021' The ground level at the water well is at higher elevation than the septic tank on the subject property. Should sewage overflow the septic tank, it would drain downhill away from the well casing. This steel septic tank and field have been in place since 1979. The new septic tank will be plastic and will be an improvement to the existing septic tank. Water samples on the subject property were tested in November 2021,.The test results show that Coliform is absent, Nitrate is 0.33 mg/L and Arsenic is below measurable level. The existing septic tank has been in place for more than 40 years and has not had an adverse affect on the water quality. The new septic tank will be a further improvement. For the above reasons, we request that the waiver be updated for the new septic tank location. The proposed installation will not affect the future development of this or the surrounding lots. The owner, Mr. Ken Jones, wishes to modify the existing wellhead so that it will not extend above grade. Presently, the 6" steel casing rises out the driveway directly in front of the double car garage door. Due to the location, the 2' high wellhead presents an obvious hazard and daily inconvenience. This submittal details proposed modifications which will retain adequate source protection while removing the hazard. Attached are a surveyor's asbuilt drawing of the property, a sketch of the proposed wellhead configuration and photos of the existing hazard. The basic plan involves cutting the casing off just below grade and constructing a small concrete well pit with a gasketed cover and internal drain. The drain wilt run to and daylite within an existing drainage easement approximately 25' to the northwest. The sealed manhole lid wOuld be set slightly below grade to minimize potential contact with snow removal equipment. Thank you for your consideration of our proposal.
