This variance is for:
Length of cul-de-sacs designed for Parkland Heights exceed 600'.
Upper Canyon Circle is approx. 1220', Suicide Peak Circle is approx.
820', and Valley Circle is approx. Z750' in length.
A. The existing situation is:
5 lots are designed to front on Upper Canyon Circle, 5 lots will front
on Suicide Peak Circle and 13 lots will front on Valley Circle.
B. The granting of this petition would permit: This design is for minimurr, road dedication
in this I{-10SL district. There are no other adjacent subdivisions affected
by the dedication of these cul-de-sacs. The traffic on these roads will be
iow and does not connect to any other heavily travelled roadways.
The undersigned alleges that:
That there are such special circumstances or conditions affectlng said property that the strict application of the provJsionsof ~his
ordinance would clearly be impractical, unreasonable, or undesirable to the general public. These special circumstances ar
conditions are:
There is not a demand for traffic relief in this area. The road system
designed is adequate for the Z6 lots it.will be serving. '/'he cul-de-sacs

2. That the granting of the specified variance will not be detrimental to the public welfare or injurious to other property in the area
in which said property is situated for the following reasons:
The minimum road area designed will minimize the development impact
for this area and will not cause excessive drainage from the roadbeds.
The conditions to be met in a IK-10SL area encourage minimum impact on
the developable area. These cul-de-sacs will serve a small number oI--
lots and no other adjacent parcels of land--r~cce~S~XcepL ~-~ pzovided.
The roadways designed for this subdivision are to serve the proposed lots.
The lots will not generate much traffic and the traffic pattern will keep
the ar~a fAj;~ly quiet, private and secure.
