Septic system design
Dear On -Site Services Engineer:
The owner of the above lot has an existing home and living space above the garage. Both the
main home and the ADU have undocumented septic systems. In order to bring this property up to
code, a new septic system is needed for the main house. The attached site plan identifies the
location of the buildings and existing well as well the proposed septic location and alternate site.
The old septic systems will be abandoned per UPC and the pipes removed.
In order to keep the one -bedroom ADU above the garage, the home will be re -plumbed and the
septic line will run to the garage. From there, it will drain out to the septic tank in the back yard,
and a lift station will lift it up to the level of the bed. This is the only area of the lot that has the
required separation from adjacent wells. The lot slopes only moderately up from the road toward
the back of the lot, but there are no slopes greater than 25% within 50 feet downslope of the
system. Contours are shown on the site plan showing the grade and direction of flow. Stormwater
drainage will not impact this septic system.
The area for this bed is very limited in size, so we are proposing building it in stages to be 20'
wide instead of 15. One half of the bed will be built with machinery, and then the other side will
be built. This will allow for construction without tracking heavy equipment over the constructed
bed. If needed, laborers will assist with shoveling material and spreading out rock by hand. In
addition, to accommodate the bedrooms in the house and ADU, the bed will need to extend
within 10' of the north property line. This does not encroach on any separation distance to the
neighbor's systems, and with a relatively shallow system it does not undermine the neighbor in
any way. For this reason we request a waiver for a 6.5' separation from the bed to the north
property l ine.
Wells on this and adjacent lots are shown. The new system will be a minimum of 100' from all
wells and surface water, and more than 5' away from the septic tank. Please refer to the attached
test hole log, plan and profile pages for the septic design. If this design is followed, there will be
no adverse impacts to adjacent properties.

previous ADU above the garage will be decommissioned, and that area will no longer be served
by a septic system.
The lot slopes only moderately up from the road toward the back of the lot, but there are no
slopes greater than 25% within 50 feet downslope of the system. Contours are shown on the site
plan showing the grade and direction of flow. Stormwater drainage will not impact this septic
system. The new trench will be constructed parallel to the slope as much as possible.
Wells on this and adjacent lots are shown. The new system will be a minimum of 100’ from all
wells and surface water, and more than 5’ away from the septic tank. We have located an
alternate site more than 6’ away. Please refer to the attached test hole log, plan and profile pages
for the septic design. If this design is followed, there will be no adverse impacts to adjacent
properties.

Septic System Owner -installer Agreement
The On-site Water and Wastewater Section (On-site) may issue an approval for a homeowner
to perform work on an on-site wastewater disposal system to serve that individual's owner -
occupied, single-family or duplex home if the homeowner meets and agrees to the following
requirements:
1. The property owner and excavation equipment operator may perform work on no more
than one owner -installation project in a 12 -month period.
2. Owner's projected active involvement with the installation:
