Dimond Boulevard; Stormwater Plan Review. AWPSA Project No. 9821-WW-183-
003.
Dear Mr. Lang:
This letter is to acknowledge receipt of your submittal, received in this office July 2, 1997,
concerning the management and treatrnent of stormwater runoff from the above project.
The Department has completed its review of the submitted information which included a
cover letter, runoff design calculations, site grading plans, and a completed stormwater
pollution prevention and plan review checklist. Based upon this review, it appears that
steps will be taken to provide treatment and management of stormwater runoff during the
construction and operational phases of this project which satisfies the concern of this
Department. Therefore, in accordance with State Wastewater Disposal Regulations (18
AAC 72.600) the Department has no objection to above development subject to the
following comments:
Installation of all items used to treat or convey stormwater runoff during
either the construction or operational phaoeo of t,,,.., project will need to be
monitored under the supervision of a P.E.
As-built drawings under the stamp of a P.E. will need to be submitted to this
office within 90 days of completion of this project.
Disturbed surfaces which are to be revegetated (i.e. swales) will need to be
stabilized with a jute matting, excelsior blanket, soil binder, etc. before the
onset of winter.
Construction of on-site well and septic systems for these lots will need to be
reviewed and approved by the Municipality of Anchorage, Department of
Health and Human Services, On-Site Services Program.

RE: Soils Investigation/Wood Cliff Subdivision
Dear Mr. Hanni,
The following is a summary of thr., soils investigation for the proposed Wood Cliff Subdivision.
The subdivision consists of approximately 13.8 acres and is located on west Dimond Boulevard
just west of Sand Lake Road. The parcel is to be subdivided into 5 lots. An effort was made
to place the test pits in a location were the septic system will most likely be built, after
consideration was given to property lines, building sites and topography of the property.
The vegelation consists or a medium 1o dense growth of spruce, cottonwood, and birch trees.
The ground bas an organic overburden of about 1' of material.
The soils investigation was completed on March 25, 1997. There was approximately 30" of
snow covering the site. Using a large track backhoe, a total of 8 test pits were dug. Their
location is shown on FigureA. The north half of the property has 7' to 9' of silty sand overlaying
a nonfrost susceptible (NFS) sandy gravel/gravelly sand with rocks to 8". On the south half of
the property, the depth of tile silty saad is generally deeper ranging between 13' to 16'. Below
the silty sands lay NFS sandy gravel/gravelly sand with rocks to 8".
With the exception of test hole // 8 which lies in the center of tile proposed cul de sac, a
percolalion test was run at each of the test pits. All percolation tests were run on the silty sand
material about 4' to 6' below the ground surface. The soils were presoaked prior to running the
tests. Percolation rates ranged between 3 to 15 minules per inch.
No water was noted in any of the test pits at the time we dug the pits. All soils were very dry.
Monitoring tubes were set in the test pits 1 through 7. As of April 7, 1997 (14 days), no
seasonal water table has been noted.
In accordance with Municipality Ordinance 15.65.180, a reserve area between 12,000 to 14,000
square feet is required for each Iol. Figure A is a schematic drawing showing the test hole
locations, reserve area (14,000 s.f.) and possible locations for residential wells. Figure A clearly

shows thai on-site septic systems and residential wells can be placed on each Io[ without
adversely affecting adjacent land owners.
