if required.

3. Comply with all applicable provisions of Anchorage Land Subdivision
Regulations.
4. In the case of a subdivision, submit to the Planning Department a
properly executed final plat ready for filing.

This Department finds soil test as submitted for Woodridge
Subdivision indicates soil is adequate and will support on-
site septic systems.
However, the Department will require a.n additional soil test
lots without soil test data, also in lots that propose sep-
tic systems located in an area greater than 25 feet from the
approved soil test hole prior to issuing sewer permits.

This subdivision i~s'~4::~at~d between Golden V~ew and Old Soward
Highway with road access from 164th Ave and Virgo ~venue. This
subdivision contains approximately 30 acres of land and is
broken up into 23 lots.
Land Form
This land is characterized by a series of benches running
north and south and dropping to the west. The highest point of
the subdivision is approximately 584 feet and the lowest point
is approximately at the 364 foot elevation. The shape of the
subdivision is an inverted L with eqi-distance legs. The upper
leg of the L faces toward the west. A stream bisects the
subdivision between lots 3 and 4 of block 2 and lot 4 of block
1. This small brook comes up out of the highland to the east
of the subdivision. The eastern portion of the stream has no
deeply indented stream bed. However, in the lower part of the
subdivision to the west the stream is in a glen. As this
appears to be a year round stream and is plotted on the maps,
a 100 foot set back will be needed alon9 both sides of the
stream for any onsite sewer systems. There is a draw that
starts in the area of Loma Estates to the south of this
subdivision° It then crosses the western most portion of lot 1
and 2 and then crosses in the vicinity of Virgo Avenue and
then down into the creek. Evidence of this draw shows in lots
4 and 5 of block 2 where it terminates. This is apparently an
abandoned stream bed.
Vegetation
This subdivision is vegetated by relatively large spruce
running in diameter from 12 to 18 inches at breast height.
There is a considerable number of large birch interspersed
with the spruce in the eastern most section of the
subdivision. In the lower western arm of the subdivision the
land is more open with aspen, spruce, occasional white birch
with large grassy plots in between. The under story consists
of young spruce, occasional alder, high bush cranberry and in
the wetter areas, devils club and grasses.
Soils
In general the surface soils appears to be home steaders loam
to approximately 1 - 1.5 feet. A well drained silty, sandy
gravel to sandy gravel underlines the loam. This open type
soil generally allows excellent drainage of surface waters. In
general this subdivision is well suited for onsite waste water
treatment and disposal systems. It would appear possible to

get a system on any lot in the subdivision but these systems
must be judiciously located on each lot because of the slope
and drainage patterns of the subdivision. Very limited areas
are available to put an onsite sytems on lots 3 and 4 of block
1 and lot 3 of block 2 because of the 100 foot set back from
the creek.
Individual Soil Logs
Following are the eight individual soils logs for this
subdivision. From the soils logs it would appear to be very
difficult to make any correlation between soils on the
different lots except in a very few instances. In most cases
the soJ. ls along any one contour appears to be different from
lot to lot. The only generalization that can be made with
these soils are that they are generally poorly graded sands
and gravels with occational silty, sandy gravel. All appear to
be relatively well drained.
Conclusion:
The soils in this proposed subdivision are adequate for onsite
sewer systems.
